Ha ha Ian The problem most of us face when a plot Not you You lucky bugger owning the land Is the seller has had an estate agent round telling them a 4 bed will be worth 650k ish Land 200 and then an Architect will tell them it will cost x number of pounds Leaving a massive profit for the Self builder I think in the current climate most would be happy with a bespoke home at a break even price

Just watched the latest instalment Two financial analysts While they didn’t know much about building they new all about finance and budgeting Original budget was 280k Finished at 400k With a compromise on some of the more expensive items It does show that you need to be very careful when first estimating Especially with time and Labour costs In the search for our second plot We recently visited a plot in a beautiful spot local to us The owner showed us round He stated that he wasn’t open to offers as he knows the builds final worth He then told us the his Architect had told him That 110k would build a four bed home Of course kitchen and landscaping would be on top of that We hadn’t mentioned that We had spent £830 M2 building a five bed 283 M2 home Doing most of the work ourselves

SE will tend to over spec Your joiner is probably right But BC will want you to follow the drawing you have -
We had 1200 on either garage Which we hand balled up But for the sake of £120 Didn’t fancy taking 4000 slates upto the main house Marvellous bit of kit

I didn’t bother with loading bays either I hire a bumper lift from speedy £120 for the including a replacement as one of the pulleys snapped on the first one Simply clamp to the top handrail

You can do a lot of the setting out yourself Ive set out with lasers EDM etc for years It’s quite surprising how many trades still use chalk lines and string lines Just because they have always done it tgat way

Why won’t he except Gypson fire board I’m always amazed how little fire protection there is on TF houses When do TF commercially we install fire break and fire baffles to every socket and light fitting

No just a right angle I think Dewson stock them now I have two Ukraine tapers that work for me full time and they won’t use anything else They cover much easier I’m thinking of training a monkey to put them on Simply wet the back and stick Weve just used them on three TF houses that are having issues with cracking But they wanted them skimmed -

No reason at all I’ve laid Porcelain in car showrooms without any issues As long as you have no hollow spots under the tiles Its worth trying places like Rocia Almurad for end of lines You can often pick them up very cheap

No I did my research No hand rail needed as it is wheel chair access Doesn’t need to be permanent for sign off Or any particular material 1200 x 1200 level in front of door and I think the slope was 1 -7 Must have numbers around the edge 150 high None slip service Hence the mineral felt The two inspectors that came where fine One of the inspectors who hadn’t been before did say he wouldn’t be happy if it was moveable Then preceded to try to lift it off But they did add a foot note to the sign off Landscaping incomplete Temporary Disabled access in place

You have to have wheel chair access I wasn’t ready to pave So I followed the gradients to the letter and sizes It took me an afternoon to make Passed with flying colours for our local Authority final inspection Shame to smash it up the following day

I was right on top of our for the first 3 metres that came from the Bc was fine as we were work to an existing outlet from the treatment plant

You are better buying the land separately and get your permissions through A lender may well loan you the money on a conversion but not on something that hasn’t been passed yet Developing and self building a two totally different things Dont forget to include a cil levy on each property If it apples in your area

£60 in London would be cheap £30 even in s Wales wouldn’t be doable You would need most of that for your materials Unless you where going directly onto concrete block

I try to stick with Krend Acrylic if possible but have used Stucco and others Very often we don’t have a lot of choice in what we price for As I’ve said before the guys and girls that run K rend are second to none Slightest issue with the product and there over from Ireland for a site visit Once you have base coated and meshed the ICF you can use most through coloured renders ICF is less problematic than some of the high suction blocks If your plasterer is not a regular buyer in quantity of these renders Prices quoted can be high Not sure about three time’s though
