If you use individual contractors You will be better purchasing the materials yourself As most individuals won’t want to supply the materials But will be happy to make a list out for you -

Problem I found was if you come to sell within 10 years Many lenders won’t accept an Architecht cert HSBC being one For the next build we won’t bother We are unlikely to sell But no one can say for sure A good friend of ours built his forever home Then like us found another plot and also found the profit from the first one to tempting Decided to sell after a year and bought a retrospective warranty From Protec for about 500 more than we paid No hassle all completed in a week

I took one out on the off chance that we will sell Which we intend doing next year From a claim point of view they are a waste of money Three visits in two years 15 minutes each time Inspected the roof from the floor Foundations from his car Sign off Told us what he needed in certificates Then buggered off without looking at the finished house Protec

Empty Plot vs. House to Demolish – which option?
nod replied to bpk101's topic in General Self Build & DIY Discussion
A few years back when we started our first self build I would have said most places aren’t viable to knock down and rebuild But now where we are in the NW of England It’s quite normal for plots to sell over 300k So knockdown JS a good option -

I’ve stated before that we have never had the heating on in the bedrooms or bathrooms I used insulated boards on all the exterior Block walls Perhaps a bit of overkill But for a small amount of money that it cost Keeps the whole house warm -

Lifting tiles and gaps near valley
nod replied to steveoelliott's topic in Roofing, Tiling & Slating
As long as there is felt or sparking under the tiles they should be fine Though the bottom section would benefit from pointing where they meet the lead -
You can render directly onto the EPS LW1

Individual trades are the least expensive way But will take longer and give you more hassle than bringing in a Single contractor Ive just started plastering a large barn conversion for a young lady that has managed the whole process with no experience She was gifted barn so had a good start She was given our number and she waited eight weeks for us to start
