We were in a similar position Spent 20k (supply only) on sash windows and spoiled them with trickle vents We also researched MVR and decided against it My wife is pretty set against it for the next one So isn’t looking likely for that one either Thanks for your reply

Nothing against MVR Just thought it my might be a way around trickle vents Thought I’d just get in first Perhaps I should have stated Bo other means of ventilation I think the question is Was my original BC incorrect in stating we must have trickle vent to ALL windows to comply with Building Regs Where in sat at the moment I’m looking at 16 trickle vents Excessive

Pet hate I can’t see the point in making a house airtight and having Dozens of these things all over the house I pointed this out to BC While he agreed he did say that I must include them We hate the look of them and they are not airtight when closed We visited a friend who has almost finished his third self build The last one being 20 years ago While this one hasn’t been signed off yet He hasn’t any trickle vent for the above reasons Or MVRH Has anyone else omitted trickle vents?

Quite a few of the show homes are fixing the curtain rail to the ceilings Look good -

We purchased our bifolds from from Duration I think each panel of integrated blinds was an extra 250 south facing so used every day -

Forget the Parge coat It’s a waste of money for airtightness I use miles of the stuff for sound blocking If the dot and dab is done correctly air will never get through Using Parge will encourage the plasterers to be lax with sealing everything off Where a stud runs parallel to the floor joists nog under the floor every 600 Changes at this stage at this stage are good They don’t cost time or money Dont worry about the builder being upset He will get over Looks like a great project

Ideas mainly Something that will give us at least a starting point as to the style of house we want to build When we built the house that we are in now The design had already been submitted We may build an improved version of that it would like to explore other designs

We are kicking our heels waiting for the plots to complete and hoping the seller resists the counter offers Can anyone recommend any good house design sites After a quick browse on Google much of what I’m seeing are quite generic

Slate springs are your best option Tgey hold the slate in place and are barely visible from the ground

He is right that they will want details of external finishes and window openings But you only need to do a materials submission just before you start to build On your planning you can be quite general Stating things like cladded external walls Riven type roof covering Al the specifics are done with your material submission

I think the main reason for neighbors objecting Is that they don’t want anything of any description building there NIMBYs -
Our Sap predicted £250-350 saving per year Unless you buy cheap and self install From a monitory point of view It will all need replacing long before the initial cost is recouped
