  1. Yep three visits in two years Less than 30 minutes in total Not worth the paper it’s printed on But we new we would sell and Protec are in the top 5 of the major lenders
  2. I had a similar thing with build zone Asking for the builder to be named experience etc I replied the clue is in the title and went to Protec There great They just want your money ?
  3. I’ve just filled one in for NW water I couldn’t remember being asked flow rates for our previous build So I just put 5 bed property Then I received a form asking how many loos sinks taps washers DWs
  4. Your not that far wrong there I got to a job this morning Several walls in the wrong place I said right giv us ye drawing “It’s in the van” Your all going to have to put up with this Work to the bloody drawing ? They had changed a 1350 corridor into 1200 wide Fits a board perfect Cant turn a food trolley round But at least it saves them cutting a few strips of board Anyway that’s me for the day Hour drive back to sunny Preston Do it all again tomorrow ?
  5. You may have to go darker Like many on here I’ve used Osmo with UV protection It simply doesn’t work

    Line search

While there’s an overhead phone cable on our side All the overhead electricity seems to be across the road There no pavement so i would be surprised if anything was buried

    Line search

    Thank you I did wonder
  13. I’m just doing what I can while we complete The line search is back showing the two neighboring properties Supplied by a low voltage cable access the road orange Is there any reason why a supply can’t be picked up off the blue higher voltage cable on the same side of the road
  14. Because when you are pricing for a fixed price ALL the unknowns are from the ground up Once watertight the materials and Labour can easily and accurately be calculated The cream
  15. You will always get that regardless of who is overseeing your build A PM won’t take responsibility for defects A main contractor will take responsibility for his subcontractor s Perhaps a good route for your build You will pay a premium for a MC to hand over at watertight though
  16. First of all No one needs a project manager to build a house Unless it is enormous What would he do all day He will have contacts But only do the same as a main contractor Ring round and see who is available If you want speed a main contractor may be the route for you But will cost Though not as much as having a PM sat around the place There are some good brickwork contractors that will take on the masonry and put you in contact with the groundwork’s they normally use
  17. Very little you can do retrospectively
  18. If your forming it in a screed I normally aim for 20 mil fall 15 minimum
  19. 5.8 isn’t very good for a new build Though builders only have to test one in seven Which makes a mockery of the testing scheme A good place to start would be to seal around the bottoms of your skirting boards As the dry lining is often not sealed correctly If the boarding is done correctly It’s easy to hit 2 without sealing around floor joists and lofts
  20. If he’s going to strip the roof tiles as art of your conversion Its not a big or expensive job to replace the felt
  21. Thanks Second one will be under a 1000m2 also We have better ground conditions than the first and no Heritage stuff to deal with
  22. As I’ve previously stated Two friends of ours have recently completed there third self build Unlike the other two this one is completely turnkey There builder is going to build a ramp out of hardcore and compact it As the front will be ripped up in the summer for a resin bonded drive I think there builder is pushing it But I will put some photos up as so as
  23. It is still possible to keep under a 1000 m2 As already stated Ground conditions availability of services Keeping professional fees down and of course Do as much of the Labour yourself
  24. I don’t think it even says that I think it was his way of putting me in my place In any case it was far to Harvey to move and I had anticipated this and knocked two stakes in and screwed the Bearers to them before boarding
  25. Love it No bumpers ? I think the bumper thing was a way of telling me that I was only half right
