I do a lot of this as part of my business Forget the diy paint It’s rubbish As already pointed out SE won’t specify it The fire retardant paint that’s used on most commercial sites is roughly three time the cost of boarding with 15 mil fire line Yours are difficult to get at I would suggest double boarding the ceiling with two layer of fire line All integral garages are done this way -
Nothing is simple with listed buildings Our neighbors house is listed A wall in there back garden has fallen over and they have been told not to touch anything That was six weeks ago

Why I asked I didn’t have one on our first build I simply borrowed an EDM and set everything out But had a main road with curbs and pavements On our next build we have little to use for reference The 180 is mates rates I’ve a friend who has a groundwork’s company He just said use our guy and put it on our account

Architecht has sugested a Topo While the site is 3 acres it’s very flat From the front to the dyke at the back there is a 2 mtr fall in 158 mtr run and a 1 mtr fall across in 90 mtre My question is Is there anything a topo will tell me that I can’t find out by using Google earth pro Our Architecht has intimated that planner will require this Something that I very much doubt I can see where it would help him in not having to do the measurements himself But I don’t feel I can justify 600 plus vat Any thought

I’ve fitted loads of Howdens kitchens Very rarely anything missing and a massive stock of bits It’s just a shame that they never give there best price You have to go through the same nonsense each time A real problem with the German kitchens is Six weeks turnaround for anything missing or damaged in transit We had a door and a cupboard damaged and a five mtre stainless finger rail scratched So wasn’t able to order the quarts If I’d have been fitting for a customer Six weeks without a kitchen would have caused a real problem

There no gas available for our next builds so that decision has been taken out of our hands We had decided on a heat pump But logic tells us that from an environmental point It seems to be window dressing Like solar If most of the electricity will be generated by fosil fuel While nuclear is now touted as clean Its not exactly green Or safe

I’m just looking through the local planning Three have been passed on a local farm All on oil Sap rating of 94 Though they have included PV which we avoided on our first build Partly because we hate the look of them and partly because they would never pay for themselves picture is from the final sap on our first build We were surprised that spending all that on solar panels would only add two points to the sap rating

We met with the Architect yesterday and was quite surprised when he suggested an oil fired boiler as apposed to ASHP He said it’s ok getting rid of all the gas and oil boilers But stated ASHP are no better as the electricity that runs them will likely be generated by fosle fuels He has a point

I’ve just stated the boarding seven houses out and the warm roof comes as a cassette with roof lights in and all insulation already in the gables and roof all held in place with 9 mill OSB Its just a case of boarding with 15 mil fire board

It is mainly settlement and shrinkage cracks But make a list of anything else within the first twelve months Such as window and door mechanism locks Even Something small like a dripping tap It can all be addressed when snagging

Most of the ones I do are 100 mill kingspan or similar between the rafters and insulated plasterboard below 38mil On our own home we intend to double up the insulation

He came to see the footings Said it was a bit muddy send photo He came to see the roof Didn’t climb up Said it looked a grand job Final inspection Said he was covering for a sick colleague could stop Gas cert slate cert electric Copy of BC cert Didnt go upstairs or walk round the outside They know they will never have to pay out But we will need the cert when we sell next year
