As a general rule LA tends to be a bit cheaper than private and more flexible with site visits

Wickes are often as cheap to buy 5 plain boards As I pay for 500 Its the sound fire etc that they make there money on I’m at 6.15 for plain and 8.18 for SB

If you haven’t fixed insulated plasterboard to the underside of the joists You won’t be able to sort the cracking out Ive seen this many times before when 15 mil boards are fixed directly to the rafters -

As long as they are pressure treated They will be fine -

It has four setting We tend to just use number 1 Number4 four will clear a burning grill in seconds Though its like being stood next to a jet engine I fitted it three years ago -

Two layers of sound block board would be far more effective and cheaper than foam backed Or a layer of horizontal G yprock plank Then SB We devise Party walls this way On TF builds

You could add res bar either side prior to boarding MF studding is far better than timber for sound insulation

Most of the jobs I price spec ISO Acoustic insulation 25 -100 mil If you want to spend a bit more The knauf Acoustic batts are good

One of our jobs has a engineered wood cladding that is fixed with a stainless steel clip system It comes with a 25 year guarantee But at £50 per length Isn’t cheap

Some of the composite cladding looks good and also the cement board cladding Both are unaffected by severe weather I did one last year in Cedar I don’t think I would use it on my own home For the reasons you have highlighted

I’ve been using K and numerous other through coloured renders for over 35 years Most look very similar I can’t tell the products apart by looking at the finished job Why don’t you go to where you’ve seen it and ask them for the render companies contact details

I use a lot of glass rock muti board for fireproofing beans While it’s great for FP It will offer little for insulation Insulated pb is prone to damp issues like PB

It may just be a question of overheads The cheap one perhaps is quite a small setup No office or staff or vans etc With good management it would still leave him a few hundred per n2 for himself Presuming all three quotes are detailed I would make a comparison between the three You could find he’s missing some things that the other two have included -
You can dot and fab the insulated plasterboard directly to the masonry But you will need to mechanically fix it also Usually a simply knock in 16 per board

Ha ha Looks a nice job Any gaps Even 5 mil ones will quickly fill with glue when the decking goes down

He’s right once everything is glued together it will feel solid I did ours at 600 centers and it feels very solid under foot
