I used my trailer on our last build But regretted not buying a tipper trailer Something that a remedied on our current build Whilst I have several vans It’s so handy to collect a couple of tone of sand bricks Or 4.8 joists -

I was referring to when we were pushed towards diesel It was quite a bit cheaper than petrol Once we all switched Diesel became more expensive than petrol -

The distance between your joists May decide this for you 600 = 22 400 =18 For the difference in cost I’d go for 22 regardless

Make no mistake The developers will find a way to resolve this We had a developer wanting to build 15 houses not far from us Local residents chipped in a £1000 each to hire a barrister and got it stopped Only to wake up one morning to bulldozers The Barrister said he could go to court and get an injunction Another 15 k There's 40 homes on there now

Movement joints look fine We often continue a movement joint for no other reason than esthetics Belt and braces

My experience over the years with Architect's is most are not practical and good at spending your money You can get by without an Architect But not a SE

You will need a Structual engineer He will be cheaper and do the whole Architecht tend to design without much thought about how practical it is to build Most on here can look at there drawings by the Architect saying Foundations to SE design Same with floors same with roof A SE will do your design with details of how to build it

Almost certain to crack if you try and cover it I would add a movement joint where it meets the block work and an angle bead on the bottom edge the mesh on the beads will trap two thin strips of fibre mesh Your renderers should suggest this

I agree with Dave Architects over budget everything Anyone trying to keep to a budget should steer clear of TF A convenient but expensive way to build -

I wouldn’t do either if it’s being screeded The insulation is all over the place till you get some weight on it
