Gypsum do a system where you don’t need a primary bar The gypclips fit to the side of the joists with an arrow shape pointing downwards The gypliner simply clicks onto these 25 mil minimum void -

You will need to chop some 100 mil lintels up to make up letter boxes on the sleeper walls But no lintels needed on the perimeter for the telescopic vents

I buy 1000s standard wallboards each year and pay slightly more than you can buy a single purchase at Wickes But half the Wickes price on specials Moisture soundblock etc What ever the make They all do the same thing I buy mainly BG because it usually specified on the bill of quantities I would check the delivery cost

I would get an estimate to sort this out and go back to your solicitor with it The seller must have known there was an ongoing issue You are asked in the solicitor’s forms You could find that that one day the water supply is cut permanently Put in a claim against the seller to sort it out -
I think most joiners would look at 300 per day for a one off 200 for a mate

Ours is similar to yours It took me three days with the help of a friend Impossible to do as a one man job Im not a joiner So two joiners would probably be quicker I’d a couple of issues due a manufacturing fault So some of it had to be altered by them I think pricing would have to allow for this

It’s true We paid 5k after the grant for cylinder 11kW HP Pumps UFH second fix and stats Other will tell you different But I couldn’t buy the materials in at 5k Im on my second self build and pretty good at keeping in budget

I’m just down the road from you near Preston We are on a HP We’ve been down to -8 and the HP coped fine Many of the guys on here are up in Scotland and experience much lower temps on a far more regular basis So probably better placed to advise on that one We used a local small company That are second to none [phone number deleted by mods and forwarded to original poster]

Plus one here We like the look of flush But as Mikes says They are totally reliant on one seal We even went as far as fitting one in the garage Which came with an add on that hung over the top seal to protect it from driving rain

Our neighbor sited there’s on there flat roof some ten years ago and it’s been fine up and till this year Home serve came out to service it and it was deemed a Health and safety risk Three vans later they buggered off with looking at it They got someone local who had a ladder 😁

I spoke to three different companies about cooling All three cut me short and said absolutely not Two citing warranty issues and the installers that we settled 25 years experience Stated the benefits arnt worth the hassle He showed me around his home at he had a couple of separate air con units Why are installers so against cooling It would be nice to flick a switch

We where surrounded by trees on our previous build The ones at the front of the house much larger than yours 6 meters away Our SE did the tree report and allowed for this with deep foundations and Clay board Our current build has three large trees 7-10 meters away Planner insisted on fencing route areas that would have made it impossible to build May protection on top of the route Which was crazy As we needed to strip 400 mil off the entire plot You will need to get a mor sympathetic report or do as we did and do your best to follow there rules All trees are still standing at both plots With the exception of one of three with a TPO at our previous NW water decided to dig under it with an excavator shortly after moving in I contacted the tree guy at the Counsul He didn’t even come out Just said “Ah well Not ideal But accidents do happen”

Why go down the route of planning in principle If you obtain planning in principle on a straight forward building plot You can still be denied full planning further down the line I’d go for full planning and get it done in one hit -

Been there TWICE We where told that no fibre was available in our area Even though the poll that supplied both neighbors is in front of our build Got there in the end 11 months The problem is that you speak to someone different each time and have to start all over again
