Does that include a heat pump ? Have I been robbed ?😁 Back in 2008 they put massive cylinders in the lofts Big mistake Absolute nightmare for servicing and repairs Hes servicing contracts for about 130 out of the 200 plus All still going strong I new nothing about HPs at the time But I can rember them being noisy Blocks of six houses All six HPs in a row next to the patios Right under the bedroom windows Not sure if that would fly now
-
Like most plumbers and heating engineers I new nothing about HPs I worked on a site in 2008 that was all HPs and these guys where fitting them and since set up on there own Both are Aircon backgrounds and know there stuff I was guided by them Apart from a persistent L9 fauslt that turned out to be a flo switch UFH which fitted and they set up ASHP All work fine and still waiting for someone to post the same HP as mine for a few hundred quid 😂😂
-
I’d love someone to post all of that new foe 3k

Vat and Self Builds
nod replied to nod's topic in Self Build VAT, Community Infrastructure Levy (CIL), S106 & Tax
Thanks Tony Yep a pain having to add all the vat numbers I wouldn’t mind But I’ve been vat registered for 35 years and wouldn’t dream of inputting an invoice without a number Till now 😁 Its amazing how much you can save shopping around We used All Hans Groghe again I’ve been buying in for 18 months for a fraction of the full price Its surprising how many plumbing companies are left with a shower or a set of taps loos etc All that vats in Barrowed the last ten ton of top soil today Hernia op on Monday Out of action for 3 weeks Still have another plot next door 😁 -
The majority of people on theses site are jobbers Cowboys They are actually buying the leads weather they get the work or not Most trades are booked up These guys will start the following days and the references are made up Usually family and friends

Deciding to say "no" to a self build opportunity
nod replied to maison d'etre's topic in General Self Build & DIY Discussion
Your so right with the utilities We where quoted 19k as the road needed to be traffic lighted for four days The next quote came in at 5k No apparent reason for the difference Both subbed the work out to local contractors -
We’ve just finished doing our vat claim I made a massive error when doing the build spreadsheets I wrongly assumed that the claim would have been as previously and would have to photocopy every recipe and send them off Well this time round no need for that BUT I didn’t add the vat numbers yo the spreadsheets So one full day and two evenings adding 650 vat numbers Lesson learned for next time 😁 (369k)My figures checker has just informed me that I’ve missed including legal lfees and CML Cert 3k FINAL TOTAL SPEND 372k Including fees and contributions 43k vat claim 420m2 over two floors Valuation 1.3 million Fingers crossed for the vat claim Just to add Ive carried a hernia for two years My wife blames the 7000 blocks I carried Ill get that sorted out next week So a month sunbathing for me 🌞

Variation of condition or Non material amendment?

Our neighbor paid thousands for a planning consultant to stop us building You can always get the permission retroactively -
Variation of condition or Non material amendment?
nod replied to flanagaj's topic in Planning Permission
You have to consider who would be upset by you having a different garage door or window floor plan Probably no one if your not in a conversation area Weve added an extra bathroom and two Velux windows without going back to planning -
I used Ribble Valley Id 220 m2 and laid it over two days
-
I’ve said it before Simply get a FREE quote off one of the big boys They all seem to use the same software Weve used warmup on the last to occasions

Back in the day I would do full houses out like this The trick is to have the sand already damp Let the sand turn Then add dry cement No water Ready mix is so cheap now and easy to collect small amounts It’s probably not worth the hassle
-
Unless it’s a small area It’s not worth it It needs to be semi dry Which is really hard to mix in a mixer
-
It is the best option for the garage
-
If your looking for something a bit different Lime wash paint to the odd area seems to be the thing on many of our one offs Can look quite nice
