Our neighbor has been given permission to build a leisure building 22x10 meter two story It can have a loo But no kitchen or bathroom Cant be let out Or have overnight stays Or sold separately from the house They tried for it to be an annex But where turned down flat There’s nothing stopping you using it as an office sun room games etc -

You won’t get the Cil on either We wanted to build both houses that we have permission for and received a bill from the cil for 60k Payable within 30 days of breaking ground I became a developer once the PP came through Weve done one and had the bill rescinded I tried the wifey thing also 😁 -
At first glance You don’t need to self level Just a cement slurry to fill any gaps 8 mil isn’t enough for the tiles your using 15 mil at least

Same answer The diamond hole saws go down to 4 mil Drill slowwwwly Lots of water Most of the tile shops will sell drilling reservoirs That simply stick to the tile and cool the bit -

If you claim everything that you have claimed vat on They-will exclude anything that isn’t eligible As above its very simple to put the claim in All be it a bit time consuming We enquired when we finished our previous built 6 years ago It seemed to be around a thousand to claim back 33k Weve just claimed back 43k Just one item rejected four fixed mirrors

Main reason being If someone decides or can’t pay there rent You can ask them once and then you have to wait a year before starting legal proceedings Plus the whole point of buying the rentals over the last 30 years has been wiped out by the CG changes So we took the hit and put the remainder in government bonds Which gives us about the same return as the rentals -

So true We are contemplating a third self build We have the plot next to our previous build Just need to pull the trigger 15 of our 22 rentals that we have now sold where purchased by one company All our tenants where long term working families and individuals I suspect none will be there in a years time Before I sold up I was offered a 30% uplift in rents guaranteed for five years The properties would be handed back in pristine condition Hiw can that be right -
You will probably save around 30% Presuming your time is free Many of the jobs that I’m working on are using the multi foil That comes in a consetina form Just pushes Hes between the rafters Hardly any cutting or waste I’d did ours in 50% trusses and 50% loose rafters There was quite a bit of work birds mouthing the trusses But even more work doing the same plus the angles on the loose

Tape all of it with fibre tape Paper tends to lift with plaster finish Use gypsum NOIt filler tgen joint cement Easifil is no good for taping -

I really wouldn’t use or not used wet plaster on the basis of how much room your loosing Realistically your looking at around 20 -25 mil for wet plaster and 30 for D&D mans about the same cost if you choose sand and cement Bagged base coats are convenient But inferior to S&C -

It’s a real tricky one with scaffolding Its hard to determine how much of the quote is labour Most are looking for you to offer cash So crank the vat up In any case A 10k quote may only have ten days labour -
