  5. We looked into a TF kit for our second build Foundation and drainage the same Up to watertight was coming out more than a third With a massive upfront payment There after the same Convenient BUT Your obviously going to pay for that
  6. Building TF will cost you more than building traditional But TF is quicker and more convenient

  10. It’s works the same all the way round Just lift the dpc up 20 minutes to roll the dpc out Belt and braces
  11. you need to put 600 mil dpc around the perimeter and sleeper walls prior to the block and beam going down Once the blocks are all in lift the dpc up and set your first blocks for the internal block work on top Effectively wrapping the beams Then your high load dpc goes on the top of the first row that you have just laid
  12. I’ve installed two Matrix on our last two builds and about to install another in the next two weeks under 3k and super easy to install

Most of the new house builders are moving away from the lightweight blocks and back to solid concrete blocks Theres no strength till there is weight on and prone to blowing over Another issue is they get knocked about by the fall protection when the joiners are putting the chambers in Brickies having to rebuild the internal walls on most properties Your dilemma is Do you risk strengthening the mortar and risk cracking the blocks If you add a waterproofer to your mix It will at least hold it back and give it time to grab Also measure your mixes in buckets Your probably a bit weaker than 5-1
  14. As above 200 + 75 A self builder thing is getting hung up on bumps and hollows on the BB The insulation that you put dow won’t lay flat Till you dump 20 tones of sand and cement on it 😂
  15. Yes there shouldn’t be any vat on a new build But some small companies won’t budge and the HMRC will ask you to claim it back off them If they spot it

It madness at the moment I’ve Treatment plant to fit for the neighbors The local company I’ve used to supply TPs have gone into liquidation Its a shit show out there at the moment Ive been in the building game for over 40 years and it’s the I’ve seen it for companies going bust Lots of business and lots of cash flow problems

The final sap really means nothing As it relies on you being truthful If buyers where bothered over a sap rating Builders would simply say they had upgraded everything Our U values for windows where taken from estimates supplied They had no way of knowing if I had installed these Or put the bare minimum of installation I questioned why MVRH would lower my sap rating and was told that opening a window was far more economic Sap is a outdated box ticking exercise at best and needs to be scrapped

It’s probably been pointed out above It’s unlikely that any will pay out for anything other than subsidence and they will chase you as the builder before they take any liability We used Protec for our first build Inspected the foundations from his car To muddy Forget his Wellies The roof inspection was done from the ground Though he did say I’d done a cracking job😁 Final inspection was done from our hallway No walk round As with the previous inspections 10 minutes Job done They rely on BC doing there job before they get there
