  1. If they insist Make sure you get it done in tube then all trades can adapt and use it Rather than quick stage framing that will be in the way for trades
  2. BC rely on the installers certificate As long as you have that they get into the technical side of things
  3. If it’s an outside wall it’s worth knocking a brick out of the back an adding a vent brick just above the damp course on the outside wall
  4. You will have to do something Structual to warrant him coming out Steels in Or perhaps raid the floor
  5. For £200 I would put it down to experience and get someone else
  6. To late for you But any builder or trade wanting to be paid in full Or brought up to date before the job is finished Should set alarm bells ringing Going round to his home or office is your best option Any solicitors letters you send will get the same attention as all the others he already has
  7. Normally 200 I wouldn’t worry about 10 mil either way
  8. Stay well away from check s trade my builder etc Mostly bottom feeders Small jobs cash in hand A good starting point is to contact established registered companies I run a medium sized Render- plaster Tiling company and some of the prices I’ve seen quoted on here by one man bands are far in excess of what Im charging With a no quibble guarantee Go online and look through the listings Anyone reputable will have ongoing jobs that you can visit I sent someone to see a render job we were doing recently man’s she said we were bloody awful Banging van doors first thing in the morning Dust on her plants and she didn’t like the color of the render Apart from that 😁
  9. I called in Wickes tonight to pick up a plumbing fitting and nearly dropped through the floor when a saw sheets of 55 mil insulated PB at a whopping £90 I’m at about £30 per sheet plus vat Whilst Wickes are not to bad on wallboard Any specials are really expensive

  11. Yes off all If you only leave say 100 mil which is adequate They will soon fill with mortar snots I normally use an off cut of 25 mil baton Without the gaps sound will resonate around the house
  12. Yes Off the perimeter 25 mil will easy cover
  13. A lot of material prices have dropped Though still expensive Interest rates are still very low When I bought my first property The rate was 12% which rose to 15% soon after Predictions are peaking at 6% But the same experts predicted a 1920s style recession straight after the lockdown ended Acquiring the plot is a massive part of the build
  14. It is There should be at the very minimum 12 mil But better with 25 So often on site Joiners are dragged back to cut a larger gap Prior to pre plaster inspection
  15. Your welcome Anytime
  16. 1200 long wall plate straps They hook over the cavity and are then built in You joist supplier should supply these Along with any joist hangers
  17. I’d check with the supplier But here’s where your restraints should be Everything else can be done afterward
  18. You will need nogs where the wall restraints are Normally three per restraint x 4 But that will show on your drawing and anywhere where a stud lands between two joists But these can be done from below if you haven’t settled on your layout and a bunch under your bath tub Presuming Posi You won’t need them around the perimeter If you recon a liter of glue per 4-5 sheets
  19. Unlikely Especially with everywhere being short staffed
  20. I borrowed a 5 tone digger this time which coped with Boulder clay and everything else It’s worth baring in mind The larger you go the thirstier they are I would hire and perhaps buy later
  21. Yes I’ve seen them They are often used by manufacturers of Racing pigeon lofts Try Patron Lofts
  22. Plus 1 has to be a Typo Ours spent about ten minutes on each visit Including the final inspection The one we are using this time is much keener But only £1500 All in
