Stay well away from check s trade my builder etc Mostly bottom feeders Small jobs cash in hand A good starting point is to contact established registered companies I run a medium sized Render- plaster Tiling company and some of the prices I’ve seen quoted on here by one man bands are far in excess of what Im charging With a no quibble guarantee Go online and look through the listings Anyone reputable will have ongoing jobs that you can visit I sent someone to see a render job we were doing recently man’s she said we were bloody awful Banging van doors first thing in the morning Dust on her plants and she didn’t like the color of the render Apart from that 😁

I called in Wickes tonight to pick up a plumbing fitting and nearly dropped through the floor when a saw sheets of 55 mil insulated PB at a whopping £90 I’m at about £30 per sheet plus vat Whilst Wickes are not to bad on wallboard Any specials are really expensive

Yes off all If you only leave say 100 mil which is adequate They will soon fill with mortar snots I normally use an off cut of 25 mil baton Without the gaps sound will resonate around the house -

A lot of material prices have dropped Though still expensive Interest rates are still very low When I bought my first property The rate was 12% which rose to 15% soon after Predictions are peaking at 6% But the same experts predicted a 1920s style recession straight after the lockdown ended Acquiring the plot is a massive part of the build -

You will need nogs where the wall restraints are Normally three per restraint x 4 But that will show on your drawing and anywhere where a stud lands between two joists But these can be done from below if you haven’t settled on your layout and a bunch under your bath tub Presuming Posi You won’t need them around the perimeter If you recon a liter of glue per 4-5 sheets -

I borrowed a 5 tone digger this time which coped with Boulder clay and everything else It’s worth baring in mind The larger you go the thirstier they are I would hire and perhaps buy later
