  1. @Thorfun do you know how the lead was held in place? Perhaps by those clips, do you know what they are called?

I did the whole asbestos survey last time, this time I decided not to, and just assumed everything was, that possibly could have been. ffp3 mask on, double bagged and down the tip, although I think I had to pay a small fee, not much though! I’m catching up with updates, so I’ll hopefully have that stage blogged soon!
  4. thanks for that, did even know it was a thing! I’ve got another massive pile currently from the roof. It’s all pretty wet now but I’ll give it a go! insulation got collected with the garage and reused!
  5. didn’t have the balls to, basically. But it would have probably worked out quicker to knock down than strip out! If I did it again, I would.
  6. Nice, they looks awesome, what software are you using? It’s far more than I did, I just had sections of key areas and a floor plan! So I’m sure BC will be happy
  7. I paid for the application in August 2023 to allow me to get on with getting the footings in for the extension (and have them inspected). I then spent 3 months maybe, doing the plans in the evenings. I finally submitted them in October. They came back after about 6 weeks and asked for some ammendments (that are included above) and finally got approval 19th December 2023.

  9. After obtaining planning, i got my building controll aplication under way. I had 2 options - Pay £1100 for Building Notice - Pay £900 for Full Plans. Everyone on here recommends full plans, and it was a cheaper fee. I knew i'd have to either pay for the plans or do them myself. I opted to do them myself after loads of research on this forum (particiularily inspired by @HerbJ ) Here's my version of Herb's spec.   10. I should add, i did all the drawings myself using SketchUp and Layout.
  11. I used the knowledge of this forum to help me work out what i wanted to build. I was told repeatedly to knock down and re-build, and i kinda wish i'd of gone down that route now, but i decided to stick with what i had and make it work. With that said, i'm not paying much VAT, i'm doing a lot of the work myself, and the trades i do employ aren't VAT registered anyway. The 0% VAT incentive of going new build wouldn't have been quite as much as a game changer as i thought it might be. I had a bit of back and forth with the planners over 2 things, the height of the building, and the positioning of the rooflights. We managed to settle on raising the eaves approx 1m to give way more usable space upstairs, and a ridge height equal to the neighbours. The rooflights had to be positioned at 1.7m above floor as to not overlook the neighbours, but i wanted to use the rooflight in the 3rd bedroom as a fire escape. In the end we managed to work in a dormer to that room, and position normal windows facing front and back at 1.1m for fire escape. (although, i think this is going to be quite difficult to work into the roof in practice, so idea's here would be welcome!) In the end, after 3 months, we've ended up with approval.

The old shed coming down Loft insulation out (the itchiest job known to man) Cielings down Conservatory down Floors up Loading up the skip with non burnable stuff. And burning the rest The old garage briefly before being sold, dismantled and collected
  13. We picked up the keys to the bungalow on 27th June 2023 after a 6 month sale of the our previous family home, a 3 bed semi reovation we completed back in 2019. It's a 1930s, 3 bed detatched bungalow in Norfolk, set on a plot about 800m2. It had been empty for just over a year whilst a probate of a probate went through. We already had planning in about 2 weeks prior to completing to get the ball rolling (hence the blue planning notice on the fence!) We had a glass of fizz, and then got to work stripping the place out, these are geuinely the 1st photos i have of the place, within 24 hours of getting the keys!   15. I’ve just got approval on building control full plans. I mostly followed an example uploaded on here somewhere, but ended up reading every approved documented. I feel much more clued up now and less likely to make mistakes, especially given I’ve got the full plans approval! They were most interested in the structural drawings of part A. I did these by hand. The rest was mostly just written in a document saying I would do the things the approved docs said, and heavily referenced them. E.g,
  16. If your doing PIR between and under joist, you can tape the joints in PIR under the joist for air tightness, assuming foil coated.
  17. Unless you need a large heat pump (lots of kWh) no, I don’t think there’s any benefit. Just stick it on its own phase.
  18. Phases won’t mix, they’ll all come in/go out individually through your supply head from the DNO. You’ll need a 3 phase meter with vector sum metering, that’ll add up all phases and work out whether you are importing or exporting over all to avoid exporting on 1 phase then paying (more) to import on the others.

  20. Had an Ideal Logic Combi 35kWh boiler at my last place doing 2 bathrooms. Yeah the pressure dropped a little when using both, but that was infrequent enough that it didn’t bother me. the temperature certainly never dropped regardless. If I wasn’t going heat pump this time round I’d have no hesitation about chucking in a big combi again. I really liked that I didn’t need to think about hot water. It was just available all the time.

  22. FWIW option 2 is unlikely possible. My DNO UKPN refused to install a supply internally, either had to be meter box on an outside house wall or an external kiosk, I opted for the latter.
  23. In my opinion, yes. It was a 3 bed 1950 semi about 90m2. Filled cavities. Double glazing. Gas combi. Annual space heating demand of approx 8kWh
  24. Have you done anything special with the velux flashings. My list of materials GSE specced for me include MK08 ODL kits, such that the velux and solar can be neatly tied together in a grid layout. but they seem hard to find in the UK

I’d run the numbers through ubakus.de and the JS Harris spreadsheet https://forum.buildhub.org.uk/applications/core/interface/file/attachment.php?id=18333 You can then evaluate payback periods for the different options you’re considering. FWIW my last place I did I wasn’t aware of this forum and the knowledge it contains. It was solid floor and I just went the with wunda over floor UFH boards. They seemed to work well. I didn’t upgrade insulation anywhere else. My biggest issue was actually draughts and air tightness.
