My best one is 63 and has been with me 22 years. He has destroyed so many younger lads in his time. He used to keep 4 Brickies going and now in his older years 3. He drives the forklift, points up, rakes out, fixes the insulation and we never wait for anything. He is an absolute God send. If I asked him to wash the mixer out 10 times a day I don’t think that I would see him ever again. -

Obviously it needs cleaning out at the end of the day but not during the day which is what the OP seemed to be asking. The outside of the drum is of no use to anyone so let it look like it wants to. They only get cleaned for the first day in real life. You may have guessed I have Triggers mixer😜 I’ve had it 30 years though it’s had one new drum 2 new stands, one new motor and a new switch and one new wheel. I have had a belle petrol for 7 years now and have never even changed the spark plug. It’s runs like a dream. -

In 40 years of bricklaying the only time we have cleaned a mixer out between batches is if we change the mix. The residue of the previous mix should be of the same ratios as the next mix so why would you want to clean it out. -

No not necessary if it’s the same mix -
You may find that you have block instead of brickwork on the cheeks behind the roof.

I’ve not used that one but I use Optimix concentrated. At a guess for a typical 4 bed house we would use no more than about 7 bottles.

Apologies….I’m sorry if my response seemed harsh I was juggling pricing / doing wages and dealing with a kitchen rep and a long hard day at the time and I always want to give something back to build hub members so I could only post a rapid reply. The explanation then … If it’s normal Flemish bond and not Flemish garden wall bond ie. Header stretcher header stretcher then instead of the standard 60 units (bricks) for stretcher bond per m2 you have 30 full brick’s and 60 half bricks so 90 units per m2 that all need buttering and pointing. So that should equal 1.5 times the usual rate for stretcher bond. This is providing the headers are pre cut. This is without taking into account the extra work dealing with queen closers and that one needs to take more care on plumb perps etc. I charge 1.75 x my rate for Flemish and English bond. MNy think that a m2 of brickwork is simply a m2 of brickwork but there are many variables. I hope this helps. -

Telephone/broadband strategy for new build

Openreach have been great with me. I only enquired about site connection and without warning or discussion they installed a junction box right in front of the site for me. They also said that they drive past every now and then and when I’ve dealt with all my invisible animals they will deliver the ducting for me. All FOC including the connection. -
I don’t know of any installers but I will be fitting my own from an online supplier. It doesn’t look difficult.

It’s getting better. New quote in after contacting the complaints dept. £10450 for 2 Nr 3P 100A self dig on my property. I still can’t bring myself to cartwheel round the site.

My SAP company charge £200 for the simplified method and £900 extra for the Dynamic Thermal Modelling. Saves my brain and leaves less in the pot for the ever increasing ecologists bill. In my opinion both a pile of codswallop but what do I know. -
We usually just mortar them. Very occasionally we are asked to debond the ties and provide a movement joint. Don't overcomplicate it 🙂

Years ago I bought myself a A3 printer and laminator. On some sites I have had them on site and others I plan ahead to print out what is needed. I always print out floor plans on A3 and Elevations on both sides then laminate them. They survive showers but get damaged when the lads throw them in the back of the vans under the tools or drop blocks on them to save them blowing away prior to leaving them out overnight in the rain. It works for me.
