Ok thanks I'll check tomorrow how many of the last 70 or so houses that I have built for well down developers over the last 3 years have MVHR fitted. -

Yeah Iāll put that into the calcs but I could lift the beams for both houses in a day I think so not such a great cost. I also think I will be able to drop my soil pipes straight down from the first through the ground floor and out. I could just do with a void beneath the beams to run pipe work, cables etc. -
Ok my tuppenny worth ..the main bits look ok but the pointing is shite. Maybe that was left to set after the 'discussion' started.If the setting out was poor then that could have expensive implications further on in the build. Maybe the bricky shouldn't have been left to his own devices for any long period of time until a few checks on setting out etc had been made. I can't really comment on who is at fault here without knowing much more of the story. It does look though by the damage that the bricklayer thinks that he is in the right. If he was so convinced that he was in the right though, he would have been better off going through legal channels than this level of vandalism.

just get the bricklayers to bump up the course of block under the beam 10mm and block then you have it.

I was thinking screeding it throughout though not sure if pumped screed or boomed up on the tele handler. Just out of interest how did you combat the cambers in the beams using your method ? -

Hi everyone, One of my developer clients has suggested that I may like to look at beam and block with UFH for my first floor design. This appeals to me because apart from the more robust feel and a relatively simple process of installing UFH to the first floor it will also give myself and my bricklayers continuity of work during the build. Has anyone done a cost comparison between timber and beam and block first floor ? I suppose its not an easy exercise when you have to take into account the cost difference between the 2 UFH installation methods but anyway its a question that has come into my head. Thanks in advance for any advice and pros & cons of going down this route.

I would just go for the 600 mm trench. 400 wall on a 450mm footing is like you say a bit too tight.

Google says A bulk or jumbo, loose tonne bag of building material such as ballast, sand or aggregate generally weighs around 850kg, which yields 0.5m3 so you could use 9 bags of mixed aggregate for which you will need approx 54 Nr 25kg bags of cement. or if buying separately 6 bags gravel & 3 sand . If it was me I'd probably go for a volumetric delivery unless access is a real issue.

Hi all, I am planning on demolishing an old dilapidated house and replacing it with 2 new builds one for myself and the other to sell. The exiting building had a history of a Brown Long Eared maternity roost. I have had a PRA and they found bat droppings in the loft 'which would indicate a possible maternity roost' and 2 further emergence surveys that showed no signs of bats entering or leaving the building. The second survey was on June 14th and they are reluctant to carry out the 3rd survey until 'well into July as a later maternity roost may set up again' On the second survey they placed a bat monitor in the roof void which is still there. It seems that I have no option but to wait for the 3rd survey and this is all well and good but I'd like to get my planning app in ASAP after the third bat survey. As part of the planning application I have added a 5.5 m x 3.5 m garden office that will initially be used as a site office / storage & drying room during the build before being tarted up for my own use after the build is complete. Last night I thought that instead of a flat roof I could build a pitched roof and this could be used in the bat mitigation prior to demolition and this design suggested on the planning application that will be submitted as soon as I get the bat report through. Has anyone else constructed one of these who can offer some advice as to the required heights / finishes to enable the brown long eared beauties (worst case scenario) to fly freely around and do their business. Are those the dimensions of the wall or the footing ? If its the footing then 18 x 0.5 x 0.5 =4.5 m3

Thanks for this Temp. I don't know if one of you guys had a word with them š but the quotes came in today. Ā£1770 for Gas and Ā£ 2012 for electric for 2 houses. The only problem is they forgot to quote for a temporary supply and also quoted for single phase when I requested 3 phase. Snakes and ladders feeling here. -

I'm dealing with Last Mile Asset 'Management' I called them yesterday and was told they would call me back. They didn't ! Tried it again today no luck (After being told that they were very busy I got diverted to a mailbox) I left a message again and no call back.... So frustrating. -

Just had a quick check with Scottish power and eon and they both say the same. need to get reference numbers from the DNO. worth a call though I suppose. -

What is the measurement from the inside of the new brick to your plaster ? I would have flushed up the inside joints using the snots on the back of the wall after building that. It can still be flushed up tomorrow though. -

I would love to but Iāve been told by the distribution network operator i.e Last mile who connected all the other properties on the housing estate that I have to go through them. -
Hi all After buying an infill plot from a National house builder I sent off the forms to Lastmile for service quotations for gas and electric on 28th April. At this stage I just need a quote and to be reassured that I have filled the forms correctly and that they can supply me when I need it. I will need a temporary electric supply in October / November I have chased them 3 times a week for the last 6 weeks or so and they still havenāt provided a quote and are saying that they are having problems with their sub contractors. They donāt reply to emails or phone calls and are driving me slowly insane. I am sure if I donāt keep chasing them then nothing will get resolved but am dismayed at them stonewalling me. Has anyone else had similar problems ? Dave

Can you not extend the Lowe part rather than the upper? Take the bottom vent out and add the extender then bring the periscope up behind the outer skin of brickwork ?

Hi everyone. I just stumbled across this excellent forum. Iām a Brickie heading for my 40th winter on site but this one being my first ever ādeveloperā self builder. I have loads of questions but will have a good scout through this forum first to save repeating questions.
