I imagine it’s because most councils expect you to apply for a new PP to do so. We tried to do it without, the council wouldn’t allow it, my husband did it anyway ?, and I ended up with months of hassle and hell with a stand off between the council and the structural engineer. The council wouldn’t issue the completion certificate due to the existence of the extension. I did get it in the end but I wouldn’t advise you to do it unless completely agreed. I’m in Scotland so the process is slightly different. -

Another thing to bear in mind is that you have to build to the agreed plans for the VAT reclaim and you don’t want to run into an issue with HMRC. -

Welcome to BuildHub. As @PeterW says you can apply for an exemption from CIL as a self builder but it is important that you do so by the letter and before you start ANYTHING to do with the build. You also have to live in the house for 3 years post completion generally or the LA can claw it back. -
You can just move in anyway and finish off once moved in. It’s quite common. You can generally extend the self build insurance but this is often pretty pricey. A better option may be to use a company like GSI and take out a ‘normal’ insurance policy that covers this scenario. A few people on here have used GSI for that purpose. https://gsi-insurance.com/ Best to weigh up the price difference between extending the self build insurance and taking out a new policy covering an almost signed off house. You can convert to a standard household policy as soon as you are signed off (or at the end of the new insurance term).

Added to say that some people are passionate about their preferred method so there is never going to be a single answer, you can only weigh up the pros and cons as they relate to your own project and decide based on that.

Hi Ben and welcome to BuildHub. Not sure if you have seen this thread that covers some of what you are asking but it may not cover everything. There doesn’t seem to be an issue with getting a mortgage for a timber frame as long as it is quite traditional and by that I mean timber frame with a block skin or another accepted method. Someone on here who had done something different was struggling to get a mortgage on it.

If it’s the design you like you could still use the ideas to build into your design. Once you have the design many timber frame companies will make the kit to suit.

I know how you are feeling @Christine Walker. I was pi55ed off to the back teeth with the build as once we physically moved in the motivation for hubby to get on and finish things seemed to wane and everything took forever. That was annoying but it would have been finished eventually, but then he got f***ing cancer that was the shittiest thing to happen ever and not only did it take his life it changed mine forever too. From the point of his diagnosis onwards it was pretty much down to me to sort everything in areas I didn't understand, with trades that let me down or ripped me off, in a self build that I had never wanted to take on in the first place. Somehow, just somehow you brush yourself off and get on with it, and as things start moving again nothing seems as bleak as it does during those low points. Resilience, strength and determination are your friends. There are people and processes, and sometimes just bad luck that will try to derail you and knock you off track but you will get through this I know because you have shown strength and resilience already to get this far. It might not seem better today or even next week but things will get better and you will put this behind you and move on (and in!).

We did this ... Bought the cheapest loo from one of the sheds, plumbed it into the main sewer, we had an old Khyam shelter that we erected over the top of it, shoved some handwipes and loo roll in it and it was good to go. I did however make the hubby clean it! ? ? ?

They changed everything we wanted, no problem at all. We just had to ask. It did however require us to specify as they didn't provide an architect, but were happy to provide plans for building control based on what we asked for. They did however rework all of the structual stuff (as you would expect) when we changed downstairs to have a large open plan kitchen / family room and a large bath upstairs in the middle of it. All of the joists were altered etc. to accommodate and they were really obliging when it came to us (or the hubby really) messing about with the layout. There was only one thing they said we couldn't have (can't even remember what that was now but I think it was something to do with the lounge / dining room sizes). It probably sounds like I am promoting them but we had a positive experience and I'm happy to state that, and I have had no contact with them since the main build.

Mine is Scotframe, although a few years old now, but at the time the Supawall they were offering swung it and it was really easy to erect, inch perfect pretty much and no gaps. Althought we weren't building to passive standards the walls are pretty damn good even by today's standards. They do a different version of Supawall now called Val-U-Therm Plus but based on the same closed panel system. And you're right, ours came with lots of things that I have noticed that other kit companies don't seem to such as internal doors, skirting, staircase, fitted wardrobes. We had a pretty good choice and it took the headache out of having to measure everything up and source and order it ourselves. It was pretty easy to get a price for our build TBH. Clearly there was the basic price and then add ons for the extra things we wanted them to provide. They were pretty good to deal with. We only got one other quote that was from a SIPS company but they were much more expensive and the kit didn't include as much so we went with Scotframe. Don't regret it because everything they provided was pretty perfect apart from the main newel post for the staircase that arrived damaged and then the courier company managed to damage twice when they sent replacements despite it being pretty well packed! Scotframe dropped it off themselves in the end.
