Discount Offers of the Week
newhome replied to Ferdinand's topic in General Self Build & DIY Discussion
One for those with a business or a sole trader £50 off a £100 spend if you sign up (for free) for Amazon Business. Time limited offer. Sign up by 12th Feb and you have to use the voucher by 17th Feb. You HAVE to go to Amazon via the Head For Points link / advert (you may need to whitelist the page to see the ad), if you have extra strong anti tracking protection it may strip out the referral link, and you have to opt into emails (so that Amazon can send you the voucher) https://www.headforpoints.com/2019/02/03/amazon-business-50-offer/?fbclid=IwAR11U92811QuQjGLnGSBr3-m9FUjrBHfqiZelr62zL2SG2mbXvoE7s4UdTc Some are saying that you need to enter a VAT number but they have found a way round that - if I find out what that is I will update this thread. Edit - the FAQs say this about the VAT number: Do I need a VAT number to register? No, adding a VAT number is optional. If you do not wish to add a VAT number during registration, leave the field blank and continue with your registration. If you choose to add a VAT number, it will be printed on your invoices. You can add your VAT number any time after registration through the 'Ordering and shopping preferences' on Your Account to enable this functionality. Why do I get an error when I add a VAT number? You may get an error message if the VAT number is incomplete or not in the required format. Make sure that the VAT number you add is complete and in the following format - GB123456789 (2 digit country code followed by a 9 digit number). -
Underlay for engineered wood flooring

Really good tip! The OH didn't even notice that some of the glue had made its way on top . By the time I got home and noticed it had dried. Cue MANY hours of me trying to get rid of it after the event! -
650 to 3000sq ft in the Greenbelt. Pat on the back for me.
newhome replied to Big Jimbo's topic in Introduce Yourself
@Big Jimbo, is your currently approved PP to extend the existing house or to demolish and build new? I know that you're not thinking of following through on that plan but will you build or extend the single house if that is all you can eventually get PP for? Good idea to invest a bit of cash on a consultant however. -
WTF! Fancy going up Rowdow when it's snowing!! You lost your mind? May have been the shatkora that kept you propelling forward . I'm sure all the multi millionaires would have offered you a bed for the night if you had got stuck . Would Fackenden Lane not have been a better choice? I mean in terms of not getting stuck, not the quality of bed on offer! I feel deprived. Haven't seen so much as a single flake here! It can bloody well stay that way mind.

Lol, you're becoming way too sensible, and you know @Onoff never does anything swiftly

Built in barbecue VAT
newhome replied to AliG's topic in Self Build VAT, Community Infrastructure Levy (CIL), S106 & Tax
The HMRC internal manual doesn't appear to mention barbecues but there is something relating to this here: https://www.gov.uk/hmrc-internal-manuals/vat-construction/vconst13740 They also use a very subjective "ordinarily incorporated" test to determine whether the item should be allowed. That rationale seems quite random TBH! https://www.gov.uk/hmrc-internal-manuals/vat-construction/vconst13000 Let us know how you get on to assist future applicants please. -
Will be a shit ? job. I kept loads of spare tiles just in case of disasters. Next door has lovely tiles in kitchen / hall but some have broken and they can’t get replacements (bought house from a developer) so now they’re looking at replacing the whole damn lot and it’s a big space.

Not read all of this thread but the proposed front entrance looks way better than the start when it looked liked a box shoved on as an afterthought. Still some things to do but on coming back in after a few days it has improved immeasurably IMO.

Built in barbecue VAT
newhome replied to AliG's topic in Self Build VAT, Community Infrastructure Levy (CIL), S106 & Tax
I think you would be lucky to get away with claiming for the barbecue but nothing ventured I guess as you're right it is a solid fuel cooker (of sorts). The fact that it's outside may be the deal breaker. You will probably be better off putting the granite down as 'kitchen worktop' unless the invoice states that it was for a barbeque. -

We used Rewmar MS - similar sort of price I think. -
Underlay for engineered wood flooring
newhome replied to MJNewton's topic in Wood & Laminate Flooring
We decided to glue ours to the floor (screed). Next door has a floating floor and it is noisy and moves a bit. That might be the way that it was installed but it put us off TBH. -
ASHP- struggling to warm house in the cold weather

We were only -5 so not that much different from England. -
Same as MCS installs for RHI although you can at least get someone to sign that off if you can find someone. Seems a ploy to force people to spend way more money than should be necessary.

I’m clearly going to side with the wife ?. I read into @JSHarris’ post that he had borrowed against his old house and not against the new house at all. Thus once he sold the old house he was mortgage free and didn’t ever need a mortgage on the new house. Remortgaging is clearly easier than getting a self build mortgage but you have to have enough equity in the house plus savings to complete your build otherwise you could end up with a shortfall. That said, rather than borrowing extra, some people live in a static or move in before the build is finished in order to complete the build slowly as and when they can afford it from their earnings. Remember also that if you want to take out a mortgage on the new house after it is built you will likely need to take out a warranty on the house. @paulc313 I am a bit confused by your figures. You say you have 90k equity plus 35k savings so 125k of your own once your old house sells. The plot is 85k and you should be able to build it for 220k. So a total of 305k all in. Does that include all fees, architects, structural engineers, connection of services, site insurance, warranty etc or just the actual build work? If you put the 35k towards the plot that means that your FIL needs to find 270k to complete the build assuming that you don’t sell straightaway. Would your FIL be able to raise a mortgage of that size? Once you sell that leaves a potential shortfall of 180k that you will need to get a mortgage on the new house for once complete in order to pay off your FIL’s mortgage. Are you proposing to pay your FIL’s mortgage so he doesn’t incur the interest? Would mean you paying 2 mortgages though until you have sold your existing house. In addition if your FIL is VAT registered he can complete the work on a supply and fit basis with zero vat. If not you will need to buy all materials and reclaim the vat on them meaning that you will need extra cash available until the reclaim is complete to cover the vat on materials.

Managing build myself, all advice welcome
newhome replied to Wagas's topic in Project & Site Management
To try to narrow down the companies you approach so do some reasearch. Go on your local Facebook group and ask for recommendations, google the companies (if registered), check out reviews and financials etc. Then choose the 5 you want to ask for quotes. -
Yes that’s a crappy scenario. Worth asking your own credit card company how they treat such scenarios I guess.

I can see you buying one too. Can see it now “can’t finish the bathroom love, still need to watch the 3D printer for another 7 hours” ? Would Autocad not export into that format?
-
You know @Onoff never goes for the easy option 8.5 hours - wow!! I guess it's like everything - it all evolves over time. In a few years I'm sure they will be laughing at these relatively primitive slow machines whereas we look upon them with wonder.

Looks good !! -
I imagine the insurance company will only want to pay you out for the floor area you have lost. Did you say that was 175 m2? Optimistically you might get up to 2k per m2 but no doubt they will want to offer you a lot less. As an aside it seems that they've got away lightly so far in that they haven't had to pay your ongoing accommodation costs ... Building a house of almost double the floorspace will clearly need a significant amount of extra cash on your part.
-
I reckon you should just ask to vary the contract slightly. They can only say no. Tell them that it's what your accountant has advised you to do . If you make a small credit card payment you may not need to vary the terms as the protection that provides you with under Section 75 of the Consumer Credit Act is much more valuable to you than pretty much anything else otherwise you are putting 95% of your money (nearly 22k) at risk by paying in cash up front. If they don't deliver the windows that will be way worse than having one that leaks slightly (for example).

How much does it cost to make such a thing materials wise?
