All mine came from Wunda but I think others have shopped around on a mix and match basis to get the best price.

Well that’s not what it even says in the manual according to @JSHarris Figures of 50% and 90% are quoted are they not? 50% isn’t ‘nearly full’ in my world. So is the manual wrong?

Sorry to hear your news. I can't comment on the building questions but on the VAT if you retain the walls (other than a single facade that is being retained to meet planning conditions) it counts as a refurb and you can't reclaim the VAT. You can keep the existing slab and build a new house and reclaim the VAT (or have it zero rated as a supply and fit arrangement). Worth reading the (unofficial) VAT guide on here because there are other restrictions about what counts as a zero rated new build. You can't have specific restrictions in the planning permission for example, and the house can't be used to run a business from. You'll need to take advice about the foundations because often when people come to add an additional floor to a bungalow the foundations are found to be inaqequate.

Well the new residence should have no CGT if you move into it and make it your primary residence but the old property will become liable for CGT on any profits when it's no longer your primary residence and you will become liable for tax for the income received as a landlord I imagine. When you say Building Control missed something what do you mean? I've always considered Building Control to be more about inspections ensuring compliance to building standards than to find gaps in a design or whatever?

Maybe you could get the names of the fitters before they arrive and do a search to see if you can find any reviews? My husband fitted my kitchen (apart from the granite worktop) and whilst he wasn’t massively experienced (had just fitted one kitchen prior to this one) he did spend lots of time getting things right. A commercial fitter will need to work much faster so they’ll need to be pretty decent for it to look right.

I know a couple of people who had bad experiences with Wren but not sure whether they were just unlucky. DIY Kitchens often seems to come up as good value, although they don’t do installations I believe. Howdens also seem quite popular.

I thought about appealing but next door is a similar footprint (slightly smaller as no extension) and they had accepted theirs so I didn't think it was worth it. Got both my previous 2 houses downgraded however.

Come over? I think mine just made it up - doubt they visited! They just look at the plans I imagine and will base it on houses in the same road with the same number of bedrooms probably.

Band G is a pretty large band. A house at the top of band G can be twice what a house at the bottom of band G is worth. My house isn't small (350 m2) but there is a house about twice as big as mine next door but one and that's still in band G. You need to look at the whole area to see if any houses are coming in above band G.

Mine is also from Jeldwen with a flat landing (but a 90 degree turn rather than 180 degree). It came with the flat landing. -

I found a couple of threads that mention wooden windows: This one (where interestingly a price of 25k is mentioned!) plus a cheaper quote of 7k. Maybe @Sjk can tell you who that supplier was.
