  4. Same here. No rain even when it threatens. Really need a huge downpour now. Never thought I’d say that. Loads of annoying flies around too. I leave the back door open for a bit and there are damn flies everywhere.

  7. Why should they? That may be your choice but it’s not the choice of many who are building. People build the house they want. Why? Because they can, and it’s one of the biggest motivators for a self build. Not everyone wants to build the minimum viable. There are people here who would far rather spend a bit longer in a caravan to get the house they want than go for ‘minimum viable’ and live with regret. And the people who concentrate on the detail that is important to them end up with the house they want, not the house someone else thinks they should have built.

  9. Bit of both I imagine. Geeky guys frequent BH ?. IT folk may also be more inclined to think that they can manage a large project having managed or having had exposure to the project management lifecycle. Plus IT work tends to be relatively well remunerated and self build isn’t a cheap option to home ownership or upgrading.

I couldn't see how Sunamps (for example as they are often discussed on here) qualified for 5% vat unless they were installed alongside one of the other energy saving materials / products and counted as 'ancillary supplies'.   11. Ha ha, we have Kanban boards everywhere at work. During my build I had a gantt chart pinned up. Everyone ignored it including my husband . I soon tore it down
  12. I made our estate agent do all the legwork the last time. We mostly used to go out with the dogs and leave the estate agent to do the viewings. Then when we moved north there was no option but for the estate agent to do it. I bloody hate it too.
  13. It wasn’t that they were living in the property per se although that was mentioned. Many many self builders live in their properties before construction is complete. I suspect that we will never know the full facts of that case unless it goes to tribunal and we read the decision in about 18 months. I suspect that in that case HMRC decided that the work was complete bar some hard landscaping not defined in the PP so in their view it was refused due to late application. If there is still work to do that is defined in the PP or on the approved plans that may lead HMRC to look more favourably on the OP’s case but who really knows TBH.
  14. As @lizzie says there are a number of quite decent threads about VAT. I don’t think anyone can tell you what might happen as it does sometimes feel that it depends who processes your claim at HMRC as there do seem to be some inconsistencies in how claims are assessed. Were the annexe and garage part of the original plans? If yes then my take on that is that the project isn’t complete so you can include everything in your claim. If no then you will be on dodgy ground I think. If HMRC asks you just say that you were living in the house but it didn’t get meet building standards for sign off and you ran out of cash to complete the work. Whether that approach will work or not I don’t think anyone can really judge TBH. I do think you will need to evidence a substantial amount of spending to ressurect the project now otherwise they may just claim that you should have applied much earlier.
  15. I bought my plot with the foundations in. They are deep (almost 2m) and it’s a fairly large footprint of 175m2 but we didn’t perceive that the foundations were worth anything more than the approx cost of the materials TBH despite the vendor trying to persuade us otherwise. In fact we had to get the SE to inspect and sign off the foundations before purchase, and we needed an additional Inspection from the warranty provider so having foundations was a bit more hassle than starting from scratch TBH.

  18. Building a house for profit if you have no experience can be a risky strategy. If you read some of the stories on here it will put you off for life, but mostly people soldier on and get through it because they are building their dream / forever home. I don’t think many people here would embark on a self build for profit unless they had a stack of building experience. I would go back to the drawing board and see what you could do most easily that may make you some cash. That might be a large extension rather than a new build.
  19. That's odd because that seems at odds to the VAT notice in this respect. The following specifically says that radiator valves must be standard rated when supplied with other non qualifying examples. Energy-saving materials and heating equipment (VAT Notice 708/6) How to account for VAT if you’re a contractor or subcontractor installing energy-saving materials and grant-funded heating equipment. 2.3.3 Installation of energy-saving materials with other goods and services Sometimes when individual goods and services are provided together, there is not a single dominant supply and so the individual goods and services supplied together have equal importance, often taking the form of something else. For example, a central heating system may consist of a conventional boiler, radiators, copper pipe, radiator valves, heating controls and so on. Supplied together, they form a single supply of a central heating system.   20. I could however sign an affidavit for both this house and the previous house with respect to a car being stored in either garage because both garages have been so full of crap a car would never have fitted in either for even 24 hours!

  22. HMRC are starting to do this more often for DIY claims it seems. Fines where someone tried to claim a refund and wasn't eligible (wasn't a cut and dried case so not amazingly easy for the person to have judged eligibility), fines where the accountant put in more invoices than they could claim again (so for supply and fit where VAT was incorrectly charged). These fines are often being overturned on appeal it seems but the tribunal is taking 15 months to make a decision according to the more recent case listed.
