  3. I don't doubt that's right. The thing in your favour (as i guess you know with your background) is that unlike the rest of us, solicitors have externally imposed standards they must meet. They can be low cost, and maybe even refuse to talk on the phone, but they do have to be responsive, and they have to keep their client's interests in mind when acting. The delays you're talking about seem to fall foul of both those requirements. Possibly worth starting to keep notes about when you call, who you speak to, and what they say.

The kids shower is a Lusso stone (1650 x 700 from memory) - only 25mm thick so by the time we made up the rest of the floor with 6mm backer boards, electric UFH, latex and porcelain tile, it was completely flush and looks great. The bath plug waste is fine (ask for matching resin ones, look much better than the chrome) but the fittings underneath were rubbish. One was narrow enough to sit under the bath in the small space available but quite narrow diameter and would have taken ages to empty. It also was a concertina style to 'make your own trap' but the plumber was very wary of using. Tried HepVo also in a horizontal arrangement but that was not shallow enough either and does not work well that way round, can get hair etc suck in it and be held open. In the end we bit the bullet and chopped a section out of the floor and put a proper trap on the bath, with a wide bore flex section to meet the first fix waste. Put a generous bead (10mm) of SikaFlex around the cut out to stop any splashes finding their way down there. Was not happy cutting into a freshly tiled floor with electric UFH and tanking in it, would have been better if we'd planned for that and made proper provision, but worked out ok in the end. For shower screens, I bought 8mm all channel and had my joiner mitre the ends, sikaflex and screwed to the tiles. Then ordered some made to measure 8mm glass and sikaflexed that in - looks great and only cost a few hundred for both showers, vs the big prices I was seeing for cubicles.

  6. This is the loco on the railway here at millstone manor. This loco can handle the 1:30 slope with around 1T on a truck from the drive up to the log store, workshop and top station (Moss bank) it takes a bit of time to steam up but the battery electric loco is ready to go as required to transport things up the garden. Fortunately, or unfortunately depending on your view, the drive goes to the front door so the front of the house can be fed without the railway.

  7. I used of 50mm deep off cuts from insulating the roof and laid them on top of the floor insulation. I cut them at 85mm so sat 10mm high when screed was down. I put a quick squirt of foam and pushed it to the wall. None of them budged a bit.

  8. Hi I've been a long time reader here and ebuild. I'm renting in a town called Keynsham near Bristol with a wife and two daughters. After losing a lot of money by buying a house in December 2007, we refuse to buy another new build and I have convinced the other half we should self build. So just a thanks and apologies for the bombardment of questions I will send your way.

  9. No, an old guy ( neighbour) who was a JCB driver all his working life got it out by putting it in four wheel drive, revving it loads and using front and rear buckets at the same time and walked it out. I didn't have the bottle to try that.
