I have just gone through this process with a couple of local estate agents that specialise in development land, they have based the plot values on the percentage of the gross development value (end sale value). These are site dependant, but they were generally that on a flat straight forward site they were looking at the plot being 30% of the gross development value, and on a more complex site 25%, however this was not in London, and different rules may apply there. Are there any houses nearby that have sold recently similar to the proposed that you can estimate the gross development value? You could go to some local estate agents with the planning drawings and ask them for a valuation based on the plans -
Just checking I am right in my understanding of the CIL rules for applying for exception. If I submit a planning application now without CIL exception, I can apply for CIL exception at a later date, as long as it's approved prior to commencement of works? Cheers Edit: CIL form 7 seems to confirm this as the case

tbh i don't know how much extra work this would be and there is a big difference from drawing lines on a computer and actual walls (e.g structural requirements), you are in the best position to know what can and can't be moved, and if you want to. but i think that the bathroom is in such a awkward location, i can't think of anyway that it can be kept in that location with a decent end result. As for timber frame, not a clue, but a white render would modernise the look of the house.

For what its worth, this is what my initial thoughts of doing would be to make it better (not an architect, just a internet random) Currently the is not a good connection with the good space to the rear, have the living area to the rear as the extension, have a pitched roof in the extension area and have it open (vaulted ceiling) to make it a big space (my drawing below the kitchen / living room connection is poor. Move the bedrooms to the front of the house rearranging internal walls. big issues are what internal walls can you get rid of, and is the shower room movable, as it blocks up a far amount of rear access space. You may want to consider leaving space for stairs in the future a loft conversion could happen over the existing house if it is high enough.

umm, isn't it simple, dig a hole (fence post digger) or auger (fence post auger) it to the required depth. Put the post in the hole, making sure its vertical, then fill the surrounding area with concrete. As for the depth and surrounding concrete size it depends on how strong it needs to be (i can't help with that)

Garage green roofs / wildflowers

Thanks for the feedback, i have decided to not go down the green roof route, and hopefully the council will not require it. -
A comment from the planning officer on my proposals, is that we may want to consider having a green roof on the flat roof on a garage. Personally i don't want to do it as it it seems like a faff / increased cost, but the more i think about it, it might be night to have it green with a load of wild flowers up there (for the insects and bees etc). Can anyone advise on the pit falls of doing a green roof on a standard single garage over felt? my main concern is the overall loading of the roof construction, and if i don't have to do it, is it going to be a complete ball ache.

I know its just you in the house but.....don't do it, a washing machine on a internal timber floor will sound awful when it gets up to full spin.

Just looked at this again, and i would have the big bifold doors opening the other way (to the east), as when they are fully open they will be blocking some passage into the main part of the garden

The location on site looks a bit odd in relation to the existing houses you have shown, I presume that its on a corner / junction and there are other houses to the north of the site, do these share the western building line of the proposed house? Bedroom 1 doesn't have any windows? Some councils may require that you can turn a car around on site, and leave in first gear. This may not be so much of an issue if its quiet roads. Kitchen looks too narrow with the area jutting out of that space, i think that you are right on changing the kitchen to the eastern side of the house, wraping around the wall shower room doesn't have any windows? I would make bed 2 window bigger, how about an roof light on the west side? The downstairs bathroom looks too small how do you get to the sink over the shower?

Don't think so, The block is £193.50 delivered and would give you 4 m2 of 300mm thick sheets. 6 sheet of SuperthermEPS 300mm is 4.32 m2 and is £154.92 delivered. Also the block material has no statement of what its thermal performance is, so not traceable.

neighbour self notification, should I?

i actually think this sum's it up, and tbh i am not too concerned about objections as i think that the planners generally support the scheme (during a phone call i had with the planner, they said the proposals were miles ahead of anything that had been proposed for the site in the past), and there isn't too much that could have valid objections as we have tried to design them out. That being said i am sure that something will get brought up. -
I am about to submit my planning application, and now i am really in two minds about if i do self notification of the application to the neighbours. My first thoughts were that i would definitely go round to each neighbour just after the application was submitted to let them know that there was an application in, what it was, and how it would look, and give a bit of an explanation of the development. I thought that this was a better way than them just receiving a formal letter from the council or seeing a yellow notice. My concern now is that by going round i might cause more issues / concern than if i hadn't. I know that one neighbour will likely object, and i can kind of understand why, however i don't think that their objection is valid on planning grounds. I have had a pre-app with the council who have been pretty positive about the proposals in their formal response, and not a huge amount has changed in the fundamentals of the pre-app scheme. Though i am not sure about some of the details and i won't know how they will react on those until the drawings are submitted. I don't know the neighbours that well, and am not too concerned about on-going relationships, but i think its better to have a personal discussion before a formal notice (i know i would like that). About 6 years ago when an similar type of application was submitted for the property before i owned it, there was only one objection, there hasn't been a huge change in neighbours since then so i don't think it is that contentious with the surrounding area (however that one was refused by the council). Thoughts?

I have just had and email through from a volume house builder encouraging me the use the help to buy scheme again as my 5 year interest free period may be coming to an end, and by moving I could get on the help to buy scheme again and have another 5 year interest free loan. Two things I find concerning, one I have never been on help to buy, the second is that it had never occurred to me that people could use the scheme multiple times, it's not so much help to buy, but seems like kicking the repayment down the road a bit longer, and also keep the new house sales up, and elevating prices. Help to buy seemed like a half decent initiative, but i feel it's getting used in a way it wasn't intended as it doesn't seem to have limitations on its use.

Anything will sell at the right price, take a hit on your asking price for a quicker sale? If you have enough ready cash to get to first fix, that isn't going to happen overnight, why not start work and while that is going on have the house on the market at a price more likely to attract buyers.

Moving the house position on full planning

what ?! i knew councils were getting tight for budgets but that seems ridiculous, i haven't submitted my full application yet, but chatted to the planner allocated to the pre-app earlier this week, i could tell they were pushed for time, but were very helpful (for free), oh and they were complementary to my proposals, and wanted me to get the application in. -

i am sure you will be able to apply to move the house, if it gets granted that is another thing. tbh i don't think that anyone can give you a clear yes or know, with out full details of the site and the planners comments were. As it is a conversion, i would have thought that the planners would be resistant if the proposed building footprint moved too far away from the original barn footprint, and the form being similar. However it is completely dependant on how your local planners view it. Could be worth actually talking it though with the planning case officer to see how resistant they would be too a move, explaining (with good reasons) why you want to make the move. Edit, i have just remembered your local planning authority and location, personally i think that you will be hard pushed to move it too much, but i like to be proved wrong!
