Also bear in mind that a 12mm deflection limit is the maximum they usually design to, and some people (me included) are looking at specifying a deflection of 8mm.

Speaking to Ecology to see if i can get a self build mortgage with them, they have indicated that i need to get a SAP assessment done before they even talk to me, and this has to be 85 or higher for either efficiency of environmental impact. So my question is, where do i get a SAP assessment done, so i can start to talk to them, and what are the implications of design of a SAP 85 or higher for either efficiency of environmental impact?

I am looking to replace cavity trays on my house where it's suspected that the tray (bitumen I think) has failed. I am looking to use 450mm type E trays, which, you only need to take 3 bricks out at a time to fit. The question I have house far over the window do they need to go. E.g a 900mm window, does the length of cavity tray need to be min 100mm longer either side (1100mm total)

My build is looking to do this with scupper drains, and i would be very interested to hear about possible failures to make sure it doesn't happen on mine.

The can in a number of ways, if tree roots are in the vicinity of the foundations then there may be some soil stability issues depend on ground type. the other thing is larger trees can have large root protection zones which you can't incur too much into, IIRC correctly, its a circle of a radius around the centre of the trunk, twelve times the diameter of the tree.

Are those adjustable feet (if so where from)? I am about to make this bespoke cabinet and the adjustable feet would come in very useful to get it square in the room.

And if two skips are too small per grab lorry load or how quick you get it out, think bigger! How about hiring a roll on/off hook skip, there are doors are the rear but when full not sure how you would get stuff in There are lower sided 15-20 cubic yard RoRo Skips

That's are really good price (installed?), what was the total m2 area? i have had a quote £1k for just the supply of beams for about 70m2. Assume a block area of 0.1m2 each and a block floor area of 60% total, that is ~420 blocks, another £400. if using 150mm of Kingspan Kooltherm K10 at about £50 m2 material only, thats another £3,5k. In total that is £5k in materials only, and probably another £1.5k in labour. So if i could get any thing like £40/m2 installed (in the south west), i would take that as its circa £3k!

There is probably something like that which could be done, though may expand the width of the garage door to get the car further across. -

I was hoping not to, as the "860mm" section of wall is in the ground, and more excavation will be needed. But to get it to work more excavation may be required and a larger garage door put in. -

Unfortunately not as it messes with the layout of the house above. I have ended up with as below (ignore the missing hatching), its tight with the car (estate) and the stairs but should work, especially if parked at a slight angle -
Are you able to share the costings of the Lynx Precast, or either the £/m2 for the beams and inserts? I have gone away from the insert method, based on a discussion i have with a suppler, but a real world example would be very interesing. Where did you get the figure of the 225mm from (what kingspan product was it)? as the online calculator indicates U value of 0.11 with 150mm of Kingspan Kooltherm K103 https://www.uvalue-calculator.co.uk/calculator/floors/ground floor/beam and block (insulation below screed)/1/150/ Though 150mm of Kingspan Kooltherm K10 is about £50-55 m2 material only.

Oh, interesting to know, as part of the foundation footing of the new house i am planning to build would be on the existing houses land (the external wall would be on the boundary line), and I think i would have to put a convenient on the existing house's title that building in that small section of land (8m x 0.5m) would not be permitted. Also the plan would be to run the drain of the new house in the land of the old house as a shared drain, and there may be issues with this as would this need an easement?

My reading of the article / High court judgement was that the non-material change to the permission would have done it, and it was approved by the council but came too late as works have already commenced. this article came from a planner i know who knows the issue with my site, and their view is a re-submission or a Section 73 application for a phased development would change the CIL, worth finding out more i though. He suggested that a Section 96A non-material amendment may not be the best route, but also that a section 96A has no right of appeal where as the other routes do.

So the council have said no, which wasn't a surprise, and very timely the high court has just rules on CIL payments as attached. So moral of the storey get the permission changed and approved as a phased development before any commencement. It looks like i am going to try and have to get my permission changed to a phased development (if possible) CIL_high_court_-_oval_developments.pdf
