Is the beam too big for purpose
saveasteading replied to Sophiae's topic in RSJs, Lintels & Steelwork
As above, don't even mention legal action. The SE is obliged to advise their insurers of a potential claim ASAP, amd they might escalate even if the SE wants to resolve it. Friendly chat is all. -
I'm not there but daughter etc are. There was a nice photo of a barbecue with beer. 10.00 at night and still sunny and warm.....and the view as seen and another over ancient woodland. The main thing is that the whole building (2/3 of the inside still to do) is dry for the first time in manyp decades.

All the above is good. I had a long chat to a family developer once.. they did one to 12 houses. Their name was mentioned as a plus on the sales blurb. Anyway he told me he specs and inspects every front door. This demonstrates the spec and build quality of the whole house....they always invited viewers to open the door themselves. It should click nicely and open easily, and have the right amount of weight. If the door sticks, there will be no sale, basically....the rest of the tour is pointless. Similarly the kitchen creates an impression. Walking round some commercial buildings once, I asked the agent what insulation there was. He didn't know, and hadn't thought to find out. He said that nobody asks. Sounds like your location is good. Not much else matters. Any other first impressions to work on,? Easy driveway entrance and turning. Nice but easy front garden?

So far there is no query about fire protection. If it comes, then I think I can show that it is unnecessary. The chunkiness of the timber and where is the source. It certainly doesnt worry me.

Foundations for a small out building next to a plum tree
saveasteading replied to Adsibob's topic in Foundations
Will do but can't for a few days. It came from brico depot, the spanish b&q. Try their website perhaps. I have seen similar in UK, but I think in a garden centre -
The exposed stone on the walls is a heat sink, but the bco was pragmatic and likes it as "heritage". Upstairs the ties are exposed for heritage too, but it also provides a tiny bit more headroom and much more feeling of space.

It has a direct protected route to the primary door.

Foundations for a small out building next to a plum tree
saveasteading replied to Adsibob's topic in Foundations
I have one made of kit form concrete planks and slabs. Very happy with it and easy to build. It came with a cooking grille that conveniently slides into the mock brick cooking space at various levels. I added some brickwork to the flue to take it higher. (About 4m?). -

I have twice used barrels to overome this. Of course use the water for the garden etc. But in winter you can leave the tap open to dribble to empty over say 24 or 48 hours. This reduces the storm surge which is the main concern. It may impress to submit numbers eg 50 litres over 48 hours. = 1.04 litres/ hour. As developers are allowed 5 litres per minute per acre they can't sensibly argue.

Shockingly, so will most cladders and roofers so you may have to lecture them and insist...and then watch I can assure you that, done properly, the steel should last a long time. I've been on problem roofs, not by me, and seen that damaged plastisol Edge or middle) will allow a roof to rust badly. Corus/Tata provide a warranty but the small print makes it close to worthless. The other thing to point out is proximity to the sea or pollution. You must tell your supplier. From memory, about 10 miles.

We didn't make the view but it is amazing. The field had the barley that will be Speyside whisky in a few years. The distance is looking straight towards @ProDave but there are hills between.

To Movement Joint or to Not!
saveasteading replied to Jimbo37's topic in New House & Self Build Design
There are several solutions: sliding ties across the gap or into a post. -
No, we had no existing openings there ( I should post the ,' before" photo. As it was the middle of the stable.) We considered forming an.opening but decided against on cost and stability grounds. It is very bright in there with double skylights. Wrong direction for seeing the northern lights from bed.

To Movement Joint or to Not!
saveasteading replied to Jimbo37's topic in New House & Self Build Design
Agreed. I just never had a crack in umpteen walls with no gaps. I suppose I'm saying that the rules may be slightly conservative, probably inspired by the windpost and filler manufacturers who commissioned the tests. Perhaps also they assume hot from the oven bricks and still dripping blocks...Both of which I have encountered -
Shears or nibbler are best because they seal the galvanising back over the steel. Recip saw ok. The main problems are if the metal gets hot as it loses temper and debonds the plastic. Also anything that pulls the plastic off the metal, as it then holds water. The ends aren't usually warranted. There is a cut end sealing varnish available. Plastisol is the worst coating for this but is ubiquitous. You say Yikes. Problem?

Moving in to the building after 2 years in caravan. It's a big day. Some comfort for the on- site couple and visitors, and we are all pleased with it. This area is all conversion with original timber ties on show, joists and rafters hidden

Overspecification of these wind posts is my grouch Making a weakness in a wall and then reinforcing it doesn't make much sense. I had my own made once at 1/3 the cost. -
Corrugated is just the old fashioned name of a profile. It uses more steel rhan the flatter types, has less contact for rixing and needs very big fillers. I saw some near our project, used to look rural. It wasn't well done though....it is tricky to cut so they had , wrongly, used a grinder...it will rust.

How does your garden grow?
saveasteading replied to recoveringbuilder's topic in Landscaping, Decking & Patios
Not so corporately responsible after all. How about tell them the credit they can claim IF they have a grounds bin for you? I found sacrificial lettuce were a success. Slugs prefer them and are easily spotted on top at midnight. Soon all gone to the shrubbery. -
3 x 3 x 0.06 x 1.7 = 0.92. Nearly a ton. Get the barrow cleaned and oiled.
