You have to seal it mate one way or another. If you don't then water will be getting through and will destroy something which will inevitably lead to stripping the whole bathroom out and redoing it. If it doesn't attach the boarding it will eventually destroy something else be it joist or truss. I had a purchaser who let his dog scratch out bits of grout as the twat showered it - water got through and attacked the wetroom board - this was the black board system - best you can get. Over time mould and rot set in and everything was destroyed. Green board would have been toast in months. Premier Guarantee, in their infinate wisdom, made me do it. Muppets. Rot loves both hard and soft water - it just needs to be damp and the stuff is has a party!

Refurbs are a total nightmare mate - takes longer and costs more. You think uyou have it bad - I did a 50,000 sq. ft office to resi scheme to 88 flats from a 1984 office block. Should have retired to my study and used a pistol to end it well after coming up with that idea! Never again...

Just had a look back on my phone since the sd card started to work again - this is where we were this day last year and a couple from this morning. We move in w/c 14/2. Could have been a bit quicker but covid and babies have been an issue....

Best to bed trays on a layer of mortar. It is not necessarily the issue of movement and leakage but the actual tray cracking over time with any small flex. The underlay will not prevent fatigue through repeated tiny movement.

Not really - the research follows the funding. Try to get funding for a promising study proving it is all bollocks - good luck. Funding for highly speculative research showing we are all doomed is in ample supply. As with anything in life you have to follow the money.... As I recall, man made CO2 represents 3% of the CO2 emitted by the planet and eco systems generally. The UK purportedly is responsible for 1% of this so 0.03% of emissions. We are on track to bankrupt the nation on the pursuit of this folly and kill pensioners in their cold homes for this? Really? Bet you are glad I am back now ? -

I know I am in the wrong place to make a statement like this but, has anyone ever considered that all the man made climate change stuff just maybe all bollocks? I am old enough to remember the 1970s 'Ice Age' scare. Thought that was bollocks as well tbh. -
You can even keep adding layers until you get the level you want - don't need to do it all in 1 hit.

Bit of latex levelling screed should do the trick. £16 a bag or so and is easily something you can do yourself.

Silestone? We will see what lengths they do the upstand come Tuesday - I have a massive run of it. If it is jointed then these are pretty invisible if it is done well.

Found one. The thing I didn't like with this board (8mm laminate) is the end of the board had the veneer sealed down in the last 0.5mm. Trouble is that these then but up leaving a 1 - 1.5mm line which was noticable. The 12mm laminate is different it seems.

I used Smoked Oak 12mm laminate in our scheme. £12/sq m (was £6 when I bought most of it! Inflation Grrrr). I am delighted with it. This came from UK Flooring Direct. Used a different oak laminate from them in the last scheme - not had a single issue with it to date. Previous scheme I used engineerd board - Oak Berlin from Kharrs - mega expensive £80/ sq. m back in 2016 but does look great. Had loads of issues with it though as no-one in any of the 88 apartments looked after it properly. Needs oiling twice a year for example. You are (strange) but totally right to be honest - make them tell you to f*ck off! I wasn't sulking but, if I was, sulk over. Happened to me at Audi Sports Net and will probably happen again - who gives a toss! I just don't want to ever be in a situation where I self censor - there is just no point in posting in that environment. Anyways, notice given on my shithole rental today (nice views mind) - move 'planned' (ie I have done f*ck all about booking anything) for w/c 14/2. We are not even going to be wet in the plot until week after next. Should be fine though. Called off the air test for the 11th and the b/c final inspection for the 14th. Sold Plot 1 - largest price achieved in the area ever - shows that people will pay for spec and quality - this was a major call when speccing the thing. I just think that quality sells itself and while the sales agent needs telling the market sets it's own level. Plot 2 will sell this w/e for even more. They are great plots tbh - I would have had an excitable accident in my pants a couple of years ago to have had the opportunity to live in one of those. Carpets in today - no joins. Had to move a 5m x 12m carpet through the plot and around a swerve. The thing weighed over 1/4 tonne. Boomed it up with the forks to get it in over the terrace thing and then 3 of us sweated and swore for an hour moving it in place. Got 1500 sq of carpet done - galleried landing and 4 massive bedrooms with joins under carpet bars only at the door thresholds. I didn't think that could be done tbh. Anyway - for those sensitive souls on here (don't ever go near a site if you are!) I appologise in advance for any upset I will cause ? Blame that Pocster chap - he has probably offended you alreay anyway! I have offered a walkthrough without thinking how I can do it - I can load it up to You Tube but would rather not - any alternatives?

I don't think you could do it for that now - build cost inflation is through the roof. No rush to start my next one to be honest until things settle down. Mr Tea - can't remember but wern't you the one reaming (opps again) me out for poor language? Either way, it doesn't matter mate. If you want to post on public platforms now then you need to self censor. I would rather not bother. Might add a final flythough of the plot in a couple of week before I move in if anyone is interested.

Plot 1 done, my plot done apart from kitchen that was waiting for the worktop template completed today. Plot 2 done in 4 weeks. and externals wrapping up in terrible conditions. 15 months - 3 plots - 7,000 sq. ft at £110 psf to a high (London SW1 spec) in Cambs. Have been self censoring on here as I have been critisised as a bit of a Swearey Mary (in the good times of Viz!) which is fair enough for the community. So this post will pretty much wrap it up for me as coming back from site where every other word consists of 4 letters to post here seems pretty much impossible! All the best lads. Tony

For flooring I went for this stuff - Series Woods Professional 12mm Laminate Flooring Smoked Oak (ukflooringdirect.co.uk) Used it in my last scheme as well and had no issues with defects. Hard as nails - we got a sample and tried to scratch it with a stone - nothing. Then a key - faint mark that went when you rubbed over it. Ended up putting it face down on the road and running over it twice with a range rover. Wiped it down and it probably would still have passed the defects threshold (visible defect from 1.5m away). Bought most for mine at £6 per sq. m. Now £12/m - grrr..... Stuck it in the spec plots as well - 4 bedroom detached house for sale in Uggmere Court Road, Ramsey Heights, PE26 (rightmove.co.uk)

My 3,000 sq ft build is nearly done (carpets in a weeks time) and has cost £110 psf. I am the site manager, handyman, labourer and forkie mind. Fairly high spec - MVHR, timber floors throughout on gf, ali windows etc etc etc. With the build cost inflation that has taken place this year I would have thought that this cost would be +30 - 40% starting now. Screed - +100%, anything timber - +70 - 100%, Steel - don't know but a massive %, internal doors - +50%, timber flooring - +100% to name a few....

The chimney is an external stack mate. Shows on the elevation. If there is no intention of using it then it will be an expensive feature - the chimney pack (flue and dunbrick gunk etc) will cost £1k alone.... -
If you have to do it for planning then it is what it is. If not, insulate mate. One off cost and there forever. PV's will be toast in a few years as they degrade.

I had the 'pleasure' of working for the Valuation Office in the 1990's sorting out this mess. If you demolish it comes out of the list. When the new build is complete (or demed complete - another story there). it will be assessd and banded. These band values are based at March 91 values remember. I did have the pleasure of dealing with an MP who was in band H appealing for a G. In fairness, I awardered it - problem was he had an self contained annex which was un-banded. So he went from and H to a G+A. opps - 50% increase in payments there..... Clearly I never cared about popularity in that organisation - or anywhere else tbh! -
I am just going to leave mine bud - can't use insulated pb as it is exposed to weather and would melt. Tbf - no-one but me would ever spot it tbh - you could always order up some upvc strips but it will look like a bodge and draw more attention than the bit of steel.

Haven't watched tv in over 10 years. Binned the TV tax. Not missed. I don't need leftie indoctrination at a cost of £15/m. The can all f*ck off.
