  2. Thats a carpet runner! Is it all going to be coir/ribbed mat for wiping your feet? Usually this comes in 1 or 2m widths, so a fair bit of waste there
  3. To understand the planning officer's concern we need to see site plans/block plans to get an idea of distances between neighbouring buildings etc
  4. Imagine you were selling off part of your land. Whatever area you would be willing to sell mark in red. Keep the rest blue. You can grant access over your own land as required.
  5. You will definitely have to apply again if you want a separate dwelling. No Labour government changes will change that. Self builders get CIL exemption, so that shouldn't be a concern
  6. You have got the extension work done very cheaply! It looks like a 5x3m extension which should cost a minimum of £15k, so the fact that you might not get them back is to be expected! You definitely cannot keep the roof as it is. It will let water in, certainly the bottom couple of courses. Find a roofer by word of mouth, local Facebook groups etc. Hopefully you can get away with stripping off the bottom few rows of tiles, but you would see the change in gauge. You will need to buy some eaves tiles so keep things cordial with the original builder and find out the exact roof tiles you have got.
  7. 1. The roof gauge has been set out incorrectly. The first row of tiles should overhang into the gutter, ideally it would be 1/3-1/2 way across, whereas this looks like its only just over the gutter. Also the roofer has used tile and a halfs for the eaves by the look of it, so it will be out of bond every 3rd tile. 2.Not the end of the world, I wouldn't go back to put it in 3&4. Should be fine. Check it is nailed and not screwed, as many "builders" who think they are carpenters use screws! Bifolds: Cut off section of lintel is generally ok, but check with the building inspector before covering over. Metal shim under the steel is the correct thing to use, better than packing it with slate. Check that it is level though!
  8. In this situation I think you can speak to the supplier and ask him for some contacts of his regular window buyers and ask for them to give a supply and fit quote

I would take lots of photos especially of any areas of cracks, etc on the wall and neighbours house then carry on, get the diggers in on a Saturday morning and book the building inspector and concrete for the following Monday! Better still stalk the neighbour on Facebook etc and find out when they are off on holiday and get the shell built before they get back.

  11. I was considering the options for this a couple of years ago. I fitted a 500l break tank in the loft and a pump. You do hear the pump, but its minimal. Plenty of water for 5 bathrooms at good showering pressure. Glad I didn't try and solve the problem half heartedly!

  13. Or just use whatever long SDS drill bits you have and lattice a 6" hole. It would be done before you got back from the hire shop!

  17. It varies from council to council, but yes effectively it seems your council does not want development in rural areas and set a planning policy accordingly. I would love to build a house in a village, but not a chance in my LA. However 5 miles north in a different borough I could buy a village infill plot and get planning permission no problem!
  18. It's not about your personal circumstances though. It's not whether you personally can make the location sustainable whilst living there. To be really classed as a sustainable location you need to be able to walk to a bus stop. If you were disabled and unable to walk or drive you would not choose to build a house in a "remote location"
  19. Yes, but that is not of any help to you unless it is a similarly remote location. Adding an electric charge point to a house in a marginally sustainable location makes it a more sustainable. Adding an electric point to a house in a non-sustainable location does not make it a sustainable location
  20. By lobby I didn't mean provide a submission to the local plan. As you say an individual has little power, but if you can get councillors on your side it could help shape the policy in your favour

  23. Replace the boiler with a new gas boiler. Least disruption for tennant, less cost for you. Known quantity for tennant with known bills. ASHP can turn out to be expensive to run if not setup or used properly and tennants on housing benefit can't afford unexpected bills. There's no need to worry about EPC for long term existing tenants. You can get an exemption from the epc rental"ban" if you have done all the reasonable things anyway, which you have by the sound of it
  24. Unless you have taken photos from a misleading angle. There is no way that the fence is going to be ins the scope of permitted development. Your deeds remove your rights of permitted development for the fence anyway so it's a planning application or nothing. If you put in a retrospective planning application I very much doubt you would get planning permission for what you have done, nor win on appeal. You are already on the radar for enforcement action, so I doubt they are going to just forget about it and appeals etc waste your time and money. Given that the local authority have a slam dunk case and you have seemingly ignored their advice they may well seek costs and/or a fine. Be pragmatic. Eat humble pie. Listen to what they would accept. Grow a dense hedge if you really want to
