messed up a kitchen wall (metro tiles)
bassanclan replied to johnhenstock83's topic in Wall Tiles & Tiling
Powder adhesive is for wall and floor tiles. Ready mix adhesive is for DIY. This sounds like 100% user error, but without seeing what has happened I can't tell you what you did wrong! -
Hand nail and blunt the end of the nail (presume 65x2.65)

If I am understanding this right the two storey element will be as far back as your neighbour's two storey building? The juliet balcony may prove problematic, and you could make the planners look on it more favourably by hipping rather than gable ending the wall. No harm in submitting the application but being prepared to listen to the officer and modify it part way through

Counter batten span
bassanclan replied to HeatingEngineerGoneWild's topic in General Construction Issues
Battens usually refer to 2x1 timber on the outside of the roof to nail in the rows of tiles/slates -
Counter batten span
bassanclan replied to HeatingEngineerGoneWild's topic in General Construction Issues
I think you are referring to ceiling joists. The span determines the size of timber needed. I'm guessing 3x2 or 4x2 will do as it only looks like a 3m span. The distance between the ceiling joists is determined by the rafter spacing. -
Cut away 150mm and dig down 75mm If you want a gravel finish then dig down 125mm and add 50mm gravel. This will leave a trench 75mm deep and 150mm wide around the house. If you have a lot of overhanging deciduous trees etc this might be a nightmare. It would also require some edging or flaunching to keep the slabs in place.

Are you wanting a vaulted ceiling? Was the ceiling vaulted before? What insulation are you putting in? -
Getting building control sign off is not going to be helpful if you later get damp! Personally I would cut away 150mm of slabs from the house and then dig out any subbase etc from that area. This will leave a trench all the way round your house.

You should have 150mm or two courses of blues visible, or you risk breaching the dpc. Any reasonable groundworker knows this

Rear 3m Extension next to Garage- is it PD or Wraparound?
bassanclan replied to LaurenJ's topic in Planning Permission
Apologies you are correct it will not be permitted development. The side of the garage is considered a side elevation, so it becomes a side extension. The bottom Page 19 seems to be a bit misleading, suggesting that if the extension was only 6m deep instead of 9m it would be permitted development, but it wouldn't. You would definitely get planning permission though, because if the bit of garage sticking out was demolished, you could then extend across the whole width of the rear under PD. Slightly bizarre. -
Neighbour not responding to PWA notices
bassanclan replied to Muhammad's topic in Party Wall & Property Legal Issues
You can't be "trimming his wall" without his permission. PWA doesn't give you permission to do that, you would need express permission and a legal agreement. -

bassanclan replied to LaurenJ's topic in Planning Permission
It is not a rear and side extension. It is only a rear extension. The side elevation of the property is the garage. The example on page 27 is more relevant -

I am struggling to see the area of the technical guidance that agrees with you -

https://www.gov.uk/government/publications/permitted-development-rights-for-householders-technical-guidance/permitted-development-rights-for-householders-technical-guidance#class-a-enlargement-improvement-or-alteration Where the original rear wall of a house is stepped, then each of these walls will form ‘the rear wall of the original dwellinghouse’. In such cases, the limits on extensions apply to any of the rear walls being extended beyond. In the example below showing a plan of a semi-detached house with an original ‘stepped’ rear, each of the extensions (shaded) would meet the requirements for a single storey extension as they do not extend more than 6 metres beyond the rear wall (or more than 3 metres on article 2(3) land or sites of special scientific interest). Looks pretty clearly covered in this technical note -

On what grounds? It looks completely PD. Assuming not in a conservation area or listed or had PD rights removed. Single storey rear extension less than 4m deep. The only thing I can see that might be a problem is the roof height if you wanted a pitched roof -
It's a good job you noticed it before being covered over with plasterboard. It needs metal shims, the full surface area of the bearing

And £55 per sqm just for materials seems very expensive

Concrete tile over hang
bassanclan replied to AdaminCymru's topic in Lofts, Dormers & Loft Conversions
Planning won't worry about 100mm here or there, unless you are really close to neighbours or in a conservation area (which I doubt if you are using concrete tiles) -
Reduce harm to the open corner - corner plot
bassanclan replied to jeli's topic in Planning Permission
Worth a phonecall. I don't think you get a free resubmittion any more if you withdraw, but maybe better than a refusal if they won't grant you extra time. -
Usually 150mm to dpc, looks like only 75mm

Reduce harm to the open corner - corner plot
bassanclan replied to jeli's topic in Planning Permission
I think there is some guidance about leaving half the area on a corner plot. Check you councils planning statements. So a 7.6m distance you could try for 3.8m. See if the planning guidance includes the footpath or not. E.g. 7.6+0.9 footpath = 8.5m so a width of 4.25m should be accepted in the guidance. Check if the garage would be permitted development? -
