Could be an airlock in one of the loops - it would compress and contract more

In the 7 years I've had a whirlpool bath there hasn't been a single time I've needed to get to the motor - the use they get is negligible as they are never run for more than 15-20 minutes. Mine has probably been run for less than 100 hours in its lifetime ..! -
Sorry - meant as a VAT registered trader. They will look through all of your invoices and check what you say you have sold so may pick up on a zero rate one and check. Mine picked up that my VAT was out by 1p on an invoice due to how it was calculated ..... Is your builder supplying all materials as its only self build VAT claims where I believe they check at a certain level - IE does a 150sqm house really have 2000m of timber in it etc. It's a lovely mine field that I sadly will avoid as conversions aren't VAT exempt...

So following on from the discussion about eye watering BT connection costs, does anyone have the definitive answer on where a master box has to be installed..?? Query is this - plot is on a corner, with a road running along the boundary to the right and a track to the front. House is near in line with a telegraph pole on the opposite side of the road, but the line would be overhead as per next door. Opposite the drive is a BT connection box in the ground and its across a track that we have rights over. Downside to that is the 35m up the drive from the connection which I expect BT will want to do so is going to be silly expensive. I could terminate at the gates as with the power but not sure where BT insist on installing master sockets..?

If that is your plot in the foreground then it looks to have been cleared of vegetation ..?? That is enough to be classed as starting development, not for building control but for planning as for CIL it relates to any "material operation" that includes starting roads, service connections or demolition. Newt fences are a long plastic fence but you also need all of the environmental stuff that goes with it that takes 3-6 months so unless you want the delays and also have deep pockets I would ignore it. @recoveringacademic can tell you all about the vagueness of the rules - he's spent thousands on his plot doing GCN protection but the neighbours had to do nothing ... Treat that as your case study ..!

I'm with Jamie on this - do nothing and carry on ..! If you have cleared the site then you have essentially started and any pre commencement conditions around ecology etc are discharged.

85sqm @150mm centres is around 550m of pipe give or take so it would be 5 circuits. They can can all be linked together as one back at where you want the manifold if it's just for shoving heat around but they should be reasonably similar in length. -
Ordinary rad with a heater element (or two) in it..?? plenty of decent mixed rad/rail solutions that would keep both happy ..?

Shielded CAT5 is pretty immune to most things apart from HF interference from some dimmer switches and older fluorescent light fittings - other than that it's the usual stuff about keeping high and low voltage cables apart and like Nick says I've seen it run parallel i.e. 50mm apart with no problem. Just run a wide chase with two cover shields

VAT inspection ..?? Had one of those a few years ago and it was less than pleasant ..!! One of the reasons I don't run my own business any more as it was a pain ..!

As quick answers ... - if you keep all the rads the same size, a heat pump will struggle to get to the temperature needed to get them warm. - RHI is bonkers for new builds as it works in favour of energy usage not energy saving. It pays for retrofits but it becomes expensive when you have to get a registered installer involved. A £3k ASHP becomes £7k when you claim RHI so the installer makes his money too. You're paid for wasting energy as you get paid per kWh used and a C band house uses a lot more than an A band..! - depending on DHW (hot water) load, you may be better off with a big combi boiler and lose the tank. If the Rads are also 20+ years old it may be worth renewing as if you go from a gravity system to a pressure system you may find leaks appearing.

Saw a very nice set of Cambridge Audio downlighter speakers with some very small wall mounts to give forward directional sound. Whole set up wasn't overly expensive in the big scheme of things either.

Is that labour only ..? And that's the plan area or the roof area..? If that's £30 / Sqm for membrane, batten and slate then that's not that bad for a diminishing course layout

I know of a local site where the archeologist was marched off site after he refused to wear high vis and PPE - site manager eventually got the local HSE guy to come over as he was concerned the guy was putting his team at risk ..! Apparently at one point he jumped into a trench with a 13T excavator boom a foot away from his head ... And I thought dealing with bats was hard enough ..! -

Just be aware of a couple of things : - decent sliding door hardware is eye watering ..! Klug and Eclisse are £150 per door for a decent set against £4 for a set of hinges - sliding doors need clear walls, switches need to be positioned carefully as they can't go on the hidden door area due to how they protrude. With some careful rework I took out 5 sliding doors and the plans work fine - and reduced my costs by around £1500 due to cost of hardware and fitting. -
