  1. We have UFH with Rad's and Towel Rails upstairs. But would probably run it manually. I have ordered the resister and will probably fit it by the time it snows.

  3. If you changing the layout of the existing, as others have said, get an SE in and have a look round the place see what you can do and what you can't do [easily]. Show homes are a great source of finding what you like and what you don't, and how things can flow. Take a tape measure. We used to tell a fib about looking in the area, but during our build we came straight out with it, and told them we were self building and looking for inspiration, so avoiding the sell.

Bollards are not VAT Allowable, so need to factor in that cost.   12. We used egger protect, with their glue [Foaming, Similar to Gorilla Glue, and surprisingly cheaper !!] Just looked at the photos, and we were 2 months between fitting and having the roof on, with no problems.
  13. Here's ours In a 30mph zone, but metalled road is just under 4.5m and the boundary between council and ours is the row of edgings. We had several choices, Just do anything our selves. But as the main Fibre cable for the village runs under that verge, we did decide to ring the council. When she came for a site inspection, but she did not know what to do, as there was a grass verge there, so she told us to apply [£240 i think] for a dropped Kerb, which we did. We got a "design" and spec, off them. At that stage we could have cracked on our selves and just done it. Got a permit [£350] found someone permitted to work on highways. Paid the council £1200 to do it. The council will inspect DIY works, and have been known to core drill to assess make up. We paid the council, not a brilliant job, and not to there own spec [they do not answer emails], but if it fails it is not down to us.

  15. @WillAE Don't suppose you have fire rated doors on the landing / hallway to creating a "protected Stairway" ? Thus eliminating the need for escape windows.
  16. Even if you win, I suspect the Architect will just draw a door on the plans, submit to BC and they would approve, at little or no cost to them. Then it's still up to you to to sort out. Meanwhile the legal bods will happily counting their money. 💰

  19. Temporary staircase the way to go. Worth ringing up your stair case provider to see if they have anything kicking around or ripping anything out. As @Bonner said leave a gap at the bottom, This was in as soon as the flooring went in upstairs. All the internal trades will appreciate it. And you can wait till the last minute to put your posh stairs in. UFH went in when the roof was on, windows were poly'd up. A new build down the road did their's when as soon as they were at DPC level and open to the elements.

We bought our plot with on line planning, [Access] there was basic plans for the house in the planning, these were actually basic and plain, and were not done by an architect, but by planning consultants. Get some ideas from various people / sources. Trawl through rightmove and take snap shots of things you like and more importantly thing you don't. When you've completed speak to the estate agent you bough for ideas, for you to take forward or reject. Take a good look at you current house, what do you like ? What do you not? When you find an architect / designer you will be forearmed, and it can shorted the process.
  21. No real financial incentive for ASHP over Oil either, for those of us without gas, or Solar. With Electric at circa 30p per kWh and Oil at 7p.

  23. Well done for refusing delivery. Ask for written report, with photos, from the supplier, that these are ok, for both your own assurance, and if the BCO or warranty inspector happens to mention it.
  24. So - now we know it is the humidity control sensor. There are two ways the boost will come on [if you do not have an external sensor attached] - 1 is if the humidity increases above the set amount, the other is a sharp increase in humidity. So random questions, does anyone take showers in the night ? or does anyone Vape in the house, both may set off the boost. [Note:- I have no proof what so ever the vaping would set it off, it's only a theory] How's it been since you set it to 68% ?
  25. That would be a different story then.... I assumed this was a turnkey build, either through a VAT registered builder, or through a not VAT registered builder [who should have then pointed the op in the direction of labour only, and paying individual trades].
