  1. Yes you need them. Don’t forget the utility extract | LABC You might get away if you do not have a sink in the utility room. What do your approved drawing say? or did you use Building Notice.

  4. Can you extract the exact measurement of the width of the pink highway from the PDF the highways sent you ? As others have said get down there with string. When we built ours, the grass verge was growing over 1 ft on the tarmac and the hedge was closer to the road than the verge. You can then measure. Have you had a traffic survey done? This will give you the average speed of vehicles and potentially give you grounds for using the 85th percentile speed of traffic. should it be less than 60 MPH
  5. You need to consult the Highways Definitive Map. They will send you a map with Highways [inc verges] highlighting what they are responsible maintaining for [not own, as you may own the road up to the centre... but that is whole different situation]. Highway records - Wiltshire Council £37.10 for a check. We had a similar situation, we purchased our land with outline planning permission [access only]. And the first thing our architect did was check that the visibility splays as defined in the planning permission, were only above Highways Maintained Land. The highways are defining the splay, therefore if the obstruction is on their maintained land, you are ok. They will of course say they are not responsible for cutting the hedge [££] but would have no objections.
  6. We used posi-attic joists for our loft. [Harlows Timber as they are fairly local] Giving us the extend in the future upwards. We added loft legs and boarded the centre giving us a 600mm gap to fill with 500mm insulation and 100mm gap. So lots of accessible storage.

A few comments:- The Plant room will never be big enough The pantry is in an odd place [and seems to have no doors on this :- unless you are planning to use your utility as a spice/butler kitchen. Consider the route of your bed sheets, during the laundry process, if your washer is in your utility. The route is bedroom - landing - stairs - hall - living - dining kitchen - utility - wash - kitchen - dining - outside - dry - dining - living - hall - stairs - landing storage. Plant / utility could be swapped. Guest Ensuite could become family bath / ensuite with 2 doors. Bathroom could become jack and Jill ensuite. Can create cupboard on the landing :- for aforementioned sheets, MVHR extraction in here will keep them nice and fresh. we also have a very small radiator connected in our landing cupboard to the towel rail circuit as SWMBO wanted an airing cupboard, as she had always had one.   17. Talking from experience... Long story, but our first decorators C@cked up and managed to do one coat of our whole 4 bed house in one day, that peeled. We had to get a Mirka dry wall sander and sand the whole house off and start again. On a side [but related note] there is a difference between paint drying and curing. So even though may be dry it is not cured.

  19. Sounds like a utility room to me. 😉 If you [interior designer] are billing the client separate from the kitchen supply your fees will not zero VAT. As @IanR mentions appliances are not zero rated, excepting the extraction hood, [recirculating hoods and extracting hobs are a grey area] .

Get a RAL book RAL Classic K7 colour chart : Amazon.co.uk: Stationery & Office Supplies and/or go into a Crown Decorators centre [or other mixing place] and get sample pot of paint mixed to RAL6011, they can type that into their machine rather than using an analyser. Then you can paint what ever you want as a sample. If they are different colours then they are not RAL Specification.
  21. It is often better and more controllable to have larger gap say 5-10mm and then fill with quality foam, rather than trying to get to fill a 1-2mm gap. All you will end up doing is covering the joint on the surface, with no foam going down the gap, and you may have just used the tape.
  22. Do you need a QS for the build cost? we just sent through a spread sheet with estimates of labour and materials. We did also get an estimators online estimate as back up. The lender will send a surveyor round, and they will do a basic RICS estimate. We used Loughborough Building society, and went to them direct without a broker, to take a cut.
  23. Direct to Vent-axia trade sales. Our architect had a contact, they beat everyone by about 10%.
