BC will not be bothered about the driveway, and will more than likely sign it off without the external being complete. Planning will only be bothered about getting your council tax, and you will have the opposite argument trying to convince them the house is not finished. Warranty will want to see final outside level gives at least 6 below damp course.

Planning Approved - Feedback on proposed layout
Blooda replied to Owain1602's topic in New House & Self Build Design
Well done, and welcome. A few comments:- The Plant room will never be big enough The pantry is in an odd place [and seems to have no doors on this :- unless you are planning to use your utility as a spice/butler kitchen. Consider the route of your bed sheets, during the laundry process, if your washer is in your utility. The route is bedroom - landing - stairs - hall - living - dining kitchen - utility - wash - kitchen - dining - outside - dry - dining - living - hall - stairs - landing storage. Plant / utility could be swapped. Guest Ensuite could become family bath / ensuite with 2 doors. Bathroom could become jack and Jill ensuite. Can create cupboard on the landing :- for aforementioned sheets, MVHR extraction in here will keep them nice and fresh. we also have a very small radiator connected in our landing cupboard to the towel rail circuit as SWMBO wanted an airing cupboard, as she had always had one. Please excuse the crudity of the drawing -

What did your build cost come out at 2024/25!
Blooda replied to PSC88's topic in Costing & Estimating
Not to throw another spanner in the works. But there are two sides to the equation and the M2 can be measured in several ways. -
What did your build cost come out at 2024/25!
Blooda replied to PSC88's topic in Costing & Estimating
As others said, it depends what you include..... Travelling 6 miles each way [twice] almost every day for 2 1/2 years. Interest on loans. Cost of taka-away meals [not an insignificant sum]. In the world of selfbuilding, if you come in comfortably, without worry, within your budget and means, you should have either built it bigger, or got someone else to do the work. -
Why are kitchen pendants not ip44?
Blooda replied to CalvinHobbes's topic in Electrics - Kitchen & Bathroom
That's because the link is to the Canadian Site.. here is uk AGUNNARYD Black Pendant Light with 3 Lamps, 122cm - IKEA And here is a little information I googled, as I have real work to do, and this was far more interesting Zangra.com -
Talking from experience... Long story, but our first decorators C@cked up and managed to do one coat of our whole 4 bed house in one day, that peeled. We had to get a Mirka dry wall sander and sand the whole house off and start again. On a side [but related note] there is a difference between paint drying and curing. So even though may be dry it is not cured.

Building regulations Discharge conservation area
Blooda replied to PSC88's topic in Building Regulations
Section 69 of the Planning (Listed Buildings and Conservation Areas) Act 1990 defines a conservation area as an area of “special architectural or historic interest, the character or appearance of which it is desirable to preserve or enhance”. Always worth a quote, preserving the character of the area in line with "Section 69......" by retaining the window material, but enhancing it with a more traditional design". Justify each choice of material. I would guarantee if you fitted flush casement windows, most people couldn't spot the difference between wood and PVC at 22 metres. -
Get a RAL book RAL Classic K7 colour chart : Amazon.co.uk: Stationery & Office Supplies and/or go into a Crown Decorators centre [or other mixing place] and get sample pot of paint mixed to RAL6011, they can type that into their machine rather than using an analyser. Then you can paint what ever you want as a sample. If they are different colours then they are not RAL Specification.

Overusing expanding foam - an issue?
Blooda replied to lookseehear's topic in General Construction Issues
It is often better and more controllable to have larger gap say 5-10mm and then fill with quality foam, rather than trying to get to fill a 1-2mm gap. All you will end up doing is covering the joint on the surface, with no foam going down the gap, and you may have just used the tape. -
Do you need a QS for the build cost? we just sent through a spread sheet with estimates of labour and materials. We did also get an estimators online estimate as back up. The lender will send a surveyor round, and they will do a basic RICS estimate. We used Loughborough Building society, and went to them direct without a broker, to take a cut.

Direct to Vent-axia trade sales. Our architect had a contact, they beat everyone by about 10%. -
What does self build mortgage conveyancing involve
Blooda replied to PSC88's topic in Party Wall & Property Legal Issues
Not a lot...it is more straightforward than a re-mortgage as there is fewer parties, the only difference is the staged payments, but the lender will have that in hand. We were in the same situation, taking out self build mortgage on the land we owned. Searches were less than 1 year old. Building Society will only deal with solicitors / conveyancers. Our own solicitor we had used for the purchase wanted over £1k, for the self build mortgage, which was more than the purchase [excluding writing of easements], We went with an online agent who put us to a firm. We paid around £342 [2020] + around £135 disembursments. Search for re-mortgaging conveyancing. We made sure our first stage payment was foundations passed off, this was complete by the time we had sorted the mortgage out, so were ahead of the game. -
An old thread here ^^^^

And then you think, it must be easier to build from scratch. And then you think, I should have stuck to a bit of decorating.

Site Insurance.....3's a Party
Blooda replied to G and J's topic in Party Wall & Property Legal Issues
We had a Proaktive Self Build Policy by Aviva, arrange by local insurance broker Sam at P F Spare Insurance Brokers - Leicestershire based Brokers of Personal and Commercial Insurance since 1962 Make sure you get the estimated cost right, and add some, as changing this later can be costly. We excluded tools and equipment based on the fact, any hired equipment would include insurance, subby's equipment would be covered by their own insurance. -
When to change build insurance to home insurance
Blooda replied to Gaz Bancroft's topic in New House & Structural Warranties
We changed ours the day we got the completion certificate. We were extending the self build insurance on a monthly basis at the end, as we were trying to get it over the line. We still had our previous house - so officially we [me and wife] moved in new house on that day. Son officially stayed at old house (student so 0% Council tax), until it was sold. -
Measuring window openings without cavity closers
Blooda replied to haythorn_1's topic in Windows & Glazing
Ask how much it would be to send someone out to measure. It may be not too bad, for the reassurance. -
An end cap on the drain pipe and cover on the access chamber wouldn't go amiss, to prevent unwanted egress of stuff.
