  1. Builders looked. Not an issue. Only problem is as it's quite long and skinny could 'wobble'. So as a 'lets try it and see' solution could potentially add a chrome bar floor to ceiling at far end for definite strength.

  3. Yeah; that's about as simple as you can get. One thing I do find is that the gravel can get stuck in the soles of your shoe's and then scratch my nice laminated floors ( yeah I know they'll scratch them anyway! )

  7. Yeah someone ;'attempted' to get in at the back. CCTV up now. You can access the garden from either the kitchen or patio doors off the lounge.
  8. Hey all, So at my 'luxury HMO' ? I haven't touched the rear garden. It's about 5m x 6m. What's the *cheapest* way to make this low maintenance and practical ?. Decking????. Had someone look and he wanted 5k (!!!!!) - he was going to remove lots of soil. Not for 5k you're not! So I want somewhere the tenants can sit out.

  11. I get lots of contractors for big employers e.g. Rolls Royce Airbus. So they usually own a home at the other end of the country. Need a nice relaxed place ; cheaper than a B&B but want all the modern mod cons. Certain 'young professionals' also like to share with similar. Cheaper than a 1 bed flat. They like it because all bills are included including cleaner, wifi, sky sports etc. etc. etc. So it's just 1 monthly bill that covers everything. Similar types of people get on real well together. It means they socialise more with people in the house; feel more comfortable and therefore stay longer. A few years ago I noticed 'luxury HMO's' coming up in London ; so knew this would filter through to Bristol. I am of course hoping better tenants in a better property look after it better.
  12. You can see it easier from this end. Not at the property so just going off stock photo's To right of 2nd oven is the boxed in section. I think you can just make out the edge of the next floor unit. So looks less than 30cm - but can still be a divider/narrow worktop.
  13. It's tricky to rejig existing units as they have 2 each all numbered. But I *think* at that junction between ovens and the next unit there is a 30cm boxed in section. Naturally take from this and extend along. Too narrow for a BB but as you say will 'make' them perhaps take something out the oven and place on 'bar' rather than walk across 'step'. Emailed builder already. Will put up a photo of unit in situ when done. I did 'wonder' about the step - but as I've been in the house a lot I cross over it 'naturally' without thinking. SHMBO had the issue which caused me to post. Naturally now she tells me "Of course I'm right; you knew I would be" ?
  14. Ok. But splitting the kitchen with a narrow work topped unit is the way to go yes? (put photo up after you replied )
  15. Thanks. As a fellow LL I take all your advice seriously. I think a 'narrow' divider unit to split the kitchen would be the best practical approach. You can't tell from the photo but a BB can't be put in; as there are units etc. But I'm not too worried about that - to simply have a divider will be ok. At the same time make the 'step' visible with tape ; and the high friction tape you suggest also a wall sticker. If done the way I've badly drawn I could also fit a hand rail the far end.
  16. Excellent help thank you. Access via the rear door to the garden is less of an issue as the lounge has patio doors to the garden. Tenants won't be older. What I will do *for now* is put up a 'hazard; step' sticker. Also will 'yellow tape' the step. So awareness and visibility of it are improved. Still waiting for the council to inspect for HMO license . So when they do will ask them their view. We both know they won't have a clue. But it's also part of their remit to point out any issues that need fixing in a HMO. It may be possible to build out below counter units and worktop from one of the sides to 'narrow' the entrance to the kitchen and therefore reduce risk of trip. I'm assuming you mean something like this? (forgive appauling artwork!)
  17. Perhaps some yellow tape along the vertical face of the step . We seem to have ( like Brexit ) those who say “ it’s just a step “ and those “ accident waiting to happen “ I assume a sign and a yellow strip is enough !
  18. I could . If it was my home - no cables would be visible . They’ve got a 50” tv with all the channels and sky sports HD ( not that I care about that ) - are they really going to worry about a few cables ?
