Pocster replied to Ferdinand's topic in General Self Build & DIY Discussion
Erm I have a special discount code of FUP for some walk on sky lights ... -
4 rooms rented . 2 to go Attracting exactly the type of tenants I want ! ?
-
I think “ @Nickfromwales says just get the (expletive deleted) on with grouting for (expletive deleted)’s sake “ i believe Nike are about to enter the market for grouting- so a contract is winging its way to Nick as we speak .
-
I think i’ll Drink a bottle of champagne ? once the grouting starts . It’s easy to do - just point it nice . Just do it as Nike might say !!

The ASHP cylinder will also be in the utility room hence the cylinder - only place for it . Runs to taps etc. none are excessively far . I *suppose* I could drill 4 large holes so at least cold & hot each have a hole per ‘circuit’ I.e upstairs and downstairs.

Hey all, Looking a bit ahead here, but thought it was worth asking now! My water in are below ground at the front of the build in a utility cupboard (Hot via ASHP ; doesn't exist yet!) But! I have a concrete block load bearing wall in the way. I want to try and keep it all neat. As I have below ground (kitchen) and above ground (bedrooms & bathrooms) I thought it made sense to split and have 2 manifolds for each (1 hot, 1 cold). I want no joints. So every run will be per item. So!; do I drill out 2 big holes in my concrete wall and pass the entire pipework through each one? - problem is it won't be particularly neat at this point. i.e. jumble of pipe going through a hole. Not really ideal. I could ( I suppose ) drill a hole per pipe. But on the upstairs for example off the top of my head there would be ( bathroom h+c, sink h+c, shower h+c, toilet h etc.etc. ); could be many pipes. I did think about doing the manifolds on the otherwise of the wall but that's the kitchen - so not really practical for access to them. Any suggestions appreciated - crap drawing attached

“British Standard wet finger?” too early for me

Vile digs on here today must be all the brexit sh$t bringing the worse out in people ?
-
Ouch ! below the belt ! Its been screeded with a fall . I’ve raised the upstands - bitcmore to do ; but other luxury hmo things to do !!
-
Or gut the bathroom and start again. That's what I would do ....
-
Yeah I triple checked the wiring with my tester . No issues
-
It was working fine . I did update the AP’s firmware - so that might be it . Currently running with both AP’s unplugged and ok . The AP’s had issues anyway - becoming unadopted or missing heart beat . So some kind of issue between them I think . Reluctant to roll back the firmware ( I assume you can roll back ) .

These 2 Unifi AP units I have are a NIGHTMARE! All works for a bit then goes t*ts up for no obvious reason. As soon as I swap back to the actual hub's Wifi all is fine. Stick 'em on ebay I think! - just seems so unstable and I simply can't isolate the issue!
-
Builders looked. Not an issue. Only problem is as it's quite long and skinny could 'wobble'. So as a 'lets try it and see' solution could potentially add a chrome bar floor to ceiling at far end for definite strength.
-
Yeah for you and me. Rented property ..........
-
Yeah; that's about as simple as you can get. One thing I do find is that the gravel can get stuck in the soles of your shoe's and then scratch my nice laminated floors ( yeah I know they'll scratch them anyway! )
-
True manchester a bit far ; but take your point. what about swap shop ? ”walk on glazing will swap for Astro turf “
-
££!£!£££!!
-
Erm, no significance. Probably been like that since I bought the house. Perhaps previously there was a raised flower bed or something....
-
Yeah someone ;'attempted' to get in at the back. CCTV up now. You can access the garden from either the kitchen or patio doors off the lounge.
-
Hey all, So at my 'luxury HMO' ? I haven't touched the rear garden. It's about 5m x 6m. What's the *cheapest* way to make this low maintenance and practical ?. Decking????. Had someone look and he wanted 5k (!!!!!) - he was going to remove lots of soil. Not for 5k you're not! So I want somewhere the tenants can sit out.
-
That’s exactly what I was implying...
-
We know what THEY did !

I get lots of contractors for big employers e.g. Rolls Royce Airbus. So they usually own a home at the other end of the country. Need a nice relaxed place ; cheaper than a B&B but want all the modern mod cons. Certain 'young professionals' also like to share with similar. Cheaper than a 1 bed flat. They like it because all bills are included including cleaner, wifi, sky sports etc. etc. etc. So it's just 1 monthly bill that covers everything. Similar types of people get on real well together. It means they socialise more with people in the house; feel more comfortable and therefore stay longer. A few years ago I noticed 'luxury HMO's' coming up in London ; so knew this would filter through to Bristol. I am of course hoping better tenants in a better property look after it better.
