I can't find all the paperwork ; and I know I ordered a few extra but! 3.6m x 0.184 44 planks so 30m sq approx ( probably more like 40 inc the front bit) It's the trim that costs though!!! -

But if I implement some form of coping won’t that stop water getting in the wall ? ( assuming that’s the issue ) I shoukd point out that single track mark window is no where near a stone wall ...

The wall is block work then clad in stone both sides. I might screw some OSB strips ontop of it to act as coping...

One concern ( though it appears dry ) is how I finish the build and make a water tight joint against the stone work ( photo with the ladder in holding some DPM against the build and wall ). Will get a better photo tomorrow. In another photo ( with only 1 water track line) is *seems* to track back to the end of a structural steel. Could just be coincidence ......

Ages ago to "save money" I made the coping. Unfortunately they seem to be falling apart so will need to be replaced in the future.

The 2 leaky windows today Also my attempt to eliminate ( or proof ) where the water is getting in . Was going to re fit my flashing but bitumen is all over my neat grove !

I know I know ! Want to blame condensation- but in my heart think it’s a leak ! Might try my PIR experiment and also flash that far wall then see . What a bitch ! 6 months to be no further - keeps me awake at night ?

Dumb question. I've seen LOTS of condensation before in the basement area i.e. droplets on the concrete ceiling with no track marks, On these window corners as a test ; if I foam gunned come PIR to the problem areas and indeed even up the inside of the upstand. *In theory* after rain etc. if I removed the stuck PIR and no water tracking was visible on the concrete then that would confirm it's a condensation issue where the concrete reaches dew point. Dumb idea? or just incorrect!

What I meant is the water track marks from the corners look the same ! Not good news .

So ! i hose that corner wall for a good 10 minutes. Run underneath- can’t see any obvious difference ! ?

This is the wall near the troublesome window . Looks like it got saturated in the rain - so with no flashing possibly the problem ? i’ve covered the window better this time - see what happens

Ok We’ve had fairly decent rain so I went to look at the site . Gates blown open and knocked a window cover over - so water there expected . 2 seem dry . 1 slight water as expected . Other not so sure ( the smaller one with water tracking marks from the corners . Remember no flashing at the moment

Hey Cost was just over 2K + vat. So that's the rear (as in the photo) and also some fixed vertically ( nightmare! ) at the front. As I said I spent a fortune on the nice trim. Cheers -

Marley eternit was the product . All the trim costs though ! I over used it to hide all cuts . Happy to dig up the cost for you later -

Yep flat roofs - especially of ‘ non standard ‘ design are a nightmare. We had no proper plan for it , and by that I mean the architect didn’t . Hopefully though we are moving forward on that aspect . -
