  1. I agree, stop the water from actually getting onto your drive/land, I have a similar drive near me where a tarmac “speed hump” stops the water flowing onto the drive and flows down the road.

It’s just that he is an expert and this is his day job so knows all the loop holes, several of my receipts were incorrect and he contacted the supplier for proper receipts, he also passed my file to a VAT auditor (private) and she spotted that my builder had made a mistake and I got another £1k back from him (with his apologies). If you think yours is all good then crack on but I was concentrating on building not finance.

  11. Welcome but define smart, I built smart by using lots of insulation, air tight and economic heating system BUT I don’t do smart tech, KISS is my mantra.

If it were mine I would leave for as long as no rain is forecast so it can dry as long as possible, then cover with DPM, clamps don’t need to be very tight and scraps of wood and off cuts of carpet will protect the membrane. Replace the capping with GRP/ali pieces and if possible look at the insulation to assess if it needs replacing whilst the cavity is open. Will you do this yourself of find a builder, which will take time.
  13. Yes, definitely will help with the drying out, air movement even with no sunshine will help which will be compromised with the plastic covering it (but stopping more damp in) 👍

  17. If they are straight when you get them they are less likely to move, especially if used quickly and held in place.

  19. Can we ask why?, yes solid gas pipes need doing properly (gas safe engineer?) but if any slack surely electric cables can move this small amount.
  20. Just make sure you pick your own,(straight) or refuse delivered bent ones (mind they are good fir noggins).

When I was fighting fir my planning permission the LPA quoted next door as being “X” meters high (dormer bungalow) after extensive works and I questioned it, my builder and I went around with a very long piece of wood (when they were out)and we estimated it was 1200 m (4ft) higher than their plans with the LPA, however I was not fussed and they dropped that argument (and I won anyway 🖕). Frankly I would crack on if they passed your plans.

  24. 35 years is not bad IMO for the felt that would have been available at the time, I have had to strip several similar low pitch roofs over the years where the old felt has come to the end of its life. Modern felt/membrane is far more robust especially if you use felt support trays. Draped felt is better to allow damp to run down the roof and not soak into the battens. I do find that some people don’t allow fir the felt to drain right to the guttering so water pools under the last tile/slate so make sure this happens, overlap the felt more and I think it will outlast the previous 35 years without getting too technical 🤷‍♂️
