  3. Did your new roofer put this in writing?, if he did you could use it to explain why your not paying full price.
  4. only if your sewer is built fir both types of water, your drainage supplier website should tell you, or a call to them. lots of people remove baths to replace with a shower, just more work and cost. It’s a personal choice.
  5. How often do you have a power cut?, I considered a genny but frankly outages are far and few between so (fir me) not worth it.
  6. been there, got the T shirt (I just turn the MVHR off). I turned it back on recently now it’s turned colder and the windows are shut.
  7. In my case I have a 12m long double glazed conservatory on the south side of the cottage with solar glass in the roof. Many told me on here I would over heat and yes in the middle of summer it did get to 35’ ( people pay to go on holiday to places that hot!!!) but I have large openable windows and doors so venting was achievable and we usually have a breeze. The bifolds into the kitchen and lounge can either be open (to heat the house) or closed to stop the house over heating or closed to stop house heating wasted in the conservatory and this works very well. In the shoulder months when the sun shines the conservatory heats the house and is a lovely place to sit. we have MVHR but like to open windows in the summer for the breeze and birdsong so I switch it off. In colder weather it’s on to give us fresh pre warmed air and no draughts.
  8. OH YES, in the rush to get it done I forgot to instal an overflow, the field around it is under water but way too wet to sort it this year. My “to do list” fir next year starts with overflow drain ????.
  9. That’s my philosophy as well and mine works just fine, soon to work out about E7 and use the mass of the house to store cheaper heat.

  11. First off, have you heard one of these operate?, I would not ever have one, very noisy and prone to failures (so I have heard). Are you sure you can’t get a soil pipe there with out spending £££££? Rather than go under floors you can box them in around a room (which is what I would do rather than a sh1t guzzler ?
  12. I agree with @Temp. They don’t appear to have guttering you’re side but a downpipe and facia. Best to go and have a friendly chat first off to gauge their reaction and while your there measure up accurately .
  13. just to clarify, is the extension on plot 2 up to the boundary or astride it? And is there any guttering/facia boards on it?

  16. A bit late to this thread but we are on heavy yellow clay, some trees not too close and no roots in trench, not made up ground and our BC simply said trench foundations 700mm deep. We did put a French drain around the outside but this was because we have a high water table .
  17. As far as I know, yes (which is why their stopcock should work so you can mend/replace you’re pipe.)
  18. I hate them and used ordinary blocks fir my inner skin (but went for 200mm cavity). I too have come across many cracked aerated blocks but perhaps they were laid badly. I have had problems fixing heavy items to them.

I think it depends if the “fault “ is fixable or not, paint runs, bumps on plaster etc can be sanded and re done after the house has settled in the first year when initial cracks etc tend appear (well that’s what I have been telling myself). I worry more about tiles not being right/level, skirting not straight, the kind of stuff that requires more major upheavals to get them right but I have told myself if it still bothers me after a year I will fix it, if I forget all’s good.
  20. I lost all my insulation off cuts in my loft as the dump would not take it, commercial product!!!!! So it doing a little good up there!.

I know it was a few years ago but at my parents house, where they shared a lead incoming pipe with three other houses I put in a new blue pipe To replace their lead pipe (to give them their own stop tap as I was refurbishing their kitchen and front path) and contacted Bristol Water as there website promoted new stop taps for people that replaced their incoming lead pipe. A rep came out to view the work and said they would only provide a new street stop tap if we replaced all the lead pipework within the house!!, I read their T,s and C,s and they did not demand all lead pipework was replaced in the house (my parents were elderly and could not put up with all that work). I rang the rep back and quoted him chapter and verse. He returned my call an hour later and apologised, his manager told him how to assess a job and was wrong. He thanked me fir putting him right.
  22. The consensus from this forum (mostly) is on permanently but I turn mine off during hot weather as my other half opens all the windows Anyway (which lets in hot air ). I suggested a long time ago that MVHR should be controlled with an air quality sensor, a bit like central heating is controlled by a thermostat but I am told that is very difficult to achieve.
  23. Lots of penetrating oil and gentle back and forward movement, I always suggest stop cocks are not left turned all the way On, half a turn closed makes them less likely to seize.

  25. @ProDave I am jealous!, you have grass!!!!, I was supposed to seed ours today but un forecast rain has put paid to that. Tuesday is supposed to be dry followed by rain wed so fingers crossed.
