  1. You can only demand costs if you can prove the planners broke the rules, not abiding by their own policies even is not enough to ask fir costs (ask me how I know). I would get someone to do a “street view”, mine was done by an architect who did a pen sketch of the outline of the house, hedges, trees and neighbours to show the actual impact. This helped a lot with the appeal.
  2. Copied from the Gov.uk building regulations page on cesspools. The Environment Agency or your local council can make you repair or replace your cesspool if it’s in poor condition. You are breaking the law if your cesspool causes pollution.
  3. Is this the case? When I did our build the siting of the treatment plant and it’s operation and discharge we’re part of the Building Inspectors remit and the EA also had to give permission prior to its installation. The building inspector noticed that there was no lock on the lid and told me it had to have one so nobody could raise the lid and fall in it. I would suggest an open cesspit was definitely against regs.

  5. I managed to bend mine into fairly tight bends by strapping it to a former (and a hot air gun). But I guess a couple of those bends would be ok!
  6. Funnily enough I have recently done a minor roof repair for a family member and found both those sizes on the roof in question, it was a mare to find out where they came from so they went back lining up. I guess some were older than others hence the two sizes ?‍♂️
  7. No idea but I know a very good plasterer in Bristol that does it, I could get you a ball park figure if you let me know how much is to be done !

  9. I didn’t tell my DNO because I know they would kick off, it was on my planning application but they just gave me am 80amp (fuse) supply for my new build which is fine.
  10. Oh yes, our planners Disagreed with the bat survey but the appeal officer told them they were not qualified to!! (Bloody planners ?)

It’s your house/build and you are entitled to be as fussy as you want, you just need to make sure your builder/subs are aware of your “requirement” and fir them to quote relative to your standards. I was lucky in that my builder/subs were on board (mostly) but I did need to pull them up a couple of times on little things ?

  15. Good fir you mate, why should they get away with it when you had to fall in line with planning rules. Might be worth looking at the Ombudsmen, do your homework (unlike the council), next step, local paper story to embarrass the LPA.
  16. I was refused for the same reasons, yes go fir committee next (tho that failed with us) I think you need to get a local councillor to call it to committee . If that fails then go to appeal like I did (and won?), like you we had a big site (1 acre) , frankly going to appeal was easier than applying for planning. I did my own and the appeal officer said the local planners were not abiding by their own policies!!,,,, don’t give up.
  17. @ToughButterCup is it only you trying to sort this out or are others nearby? What about your MP (planners not doing their job?).

  19. It looks obvious to me that those walls are to hide what they we’re doing!. There was another thread here about someone being denied permission to built such walls, do they need permission?. Perhaps the environment agency would be interested in that open cess pit, when my sister had a broken foul drain near her property that the council etc refused to get involved with the environment agency got involved and enforced the council/water co to fix it. edit, proDave beat me to it ?
  20. My brick and block build was cement rendered (on the inside including between joists) then wet plastered. No cracks and a fairly good airtight test.

  22. I just re read it all again, despite some waffling techno legal stuff to me it seems obvious that they tried to conceal the build behind the caravan exterior. The last paragraph shows that the appeal is upheld in that the notice was flawed (council did not do their job properly) but. “My conclusion is therefore not to correct the notice but only to quash the notice. The matter of the use of the building would need to be resolved, without prejudice, by a future enforcement notice, or by a lawful development certificate or planning application.” so the council have to decide which of those three options they wish to enforce (I would pick a future enforcement done properly that no planning permission was sought fir a building). I notice their “human rights” rubbish was thrown out.
  23. it was mentioned that the fireplace was built down to the concrete floor and sections of chassis removed, therefore no longer a caravan. ?
  24. Oh I don’t doubt it’s a problem but don’t tarnish all dog owners with the same brush. I am sure there is more human waste around the coast than dog waste (given the allowed use of overflowing treatment plants after heavy rain).
  25. No it’s not, it’s just those that don’t clean up after their dog that causes a nuisance. I am a dog owner (with poo bags).
