No, with all that glass impossible to meet regs on insulation etc, It has a dark floor and slab over insulation (to capture heat for the evening) and I have bifolds into the kitchen diner and the lounge so when the temp out there is above 21’ I open then all up and heat the house, in summer if it gets above 21’ I keep them closed to stop the house overheating and open all the doors and windows in the conservatory to let the breeze in. It works well.

  4. We had no structural calcs, the builder just did it and the size of the I joist was given by the architect in the drawings.

A very good move, flexibility I was told my south facing conservatory would over heat our new build but it’s not happened, in fact it heats the house all by itself fir an extended period of the year. I have green netting ready to hang inside it if we get a very hot period but in 5 years it’s not happened yet. Only last week the conservatory got to 30’ on a sunny day when it was chilly outside but it saved the heating from coming on for the rest of the week.I can, with a bit of work, reverse engineer the ASHP to cool if necessary.

  7. Yes, as per building regs. I believe a max of 3 mtrs between piers is lowed In a 100mm wall but piers not required if 150mm blocks are used. (You may need to check this with building control).

  9. My workshop is similar in size and no steels just standard roof trusses and metal roof.
  10. No, I joists calculated at 600mm centres but installed at 400mm centres cus I hate bouncy floors! My blockwork was dead accurate so not a problem with levels but even if mid block a lot simpler than building around joists! I like no3 in theory but watching the work done with brick/block hangers and I joists made me realise how easy it was.

  12. My builder and I went with no2, hangers into the wall, parged over before fitting, we had a good AT result.
  13. I also have a single skin (rendered) garage/workshop on a slab with no damp problems!!!
  14. Quite, I often wondered if a mansard roofed house counted as a bungalow because the “eaves” are at first floor level ?‍♂️

Well I paid no professional fees (apart from getting my pencil plans put on CAD, and he even got that wrong several times ?‍♂️), I am fortunate that I can “visualise” the end product and I think most people struggle with this, there is nothing I wish had been different (including my 5 amp sockets for lamps). As said above even a professional won’t be living in the house and people all live differently.
  16. Hopefully the structural engineer would back a GRP roof (I know I would!) so that the insurance company does not have to pay out fir a third time!!

  18. I have oak internal doors, but I know they are veneered and yes the “slots” are a little orange on a couple of them. Laminated doors are far more stable as said above.

  20. I think that is short sited by the gov, i would imagine your jetty to be perfect fir solar and a step towards the future!. A better use of money than £5K grants towards ASHP installs.

Reading threads on here reminds me how lucky I was, I retired a little early to do my build so no job to worry about, my builder was brilliant, apart from my couple of bouts of ill health I was on site every day and when I was ill the builder stepped up and covered for me and kept me informed. I don’t know how some of you guys cope.
  22. I am not convinced of that, I went to look at a lovely cottage in Shropshire to do up and it was very lovely but national grid type pylons either side and cables directly overhead, it was on the market for many years.

Bit late to this but 2 or 5 amp sockets are both fir lighting ccts only, I think they are great and have fitted them many times, I like the ability to switch on lamps from the doorway/bedside without the main centre light and you can turn of a lounge with several lamps from the doorway without going round them all. My lounge has six sockets of this type in case furniture is re arranged.
