  1. Personally I would go full plans, I don’t like building notice, I always want to know from the start what has been agreed so no arguments half way through the build.
  2. Interesting Principal elevation means the 'front' of the house. Most houses are built so that the 'front' of the house faces a road. As this is the part of the house that is seen by most members of the public, it will usually be designed to be the most important elevation or 'principal elevation'. however, I extended a former house with a cloakroom/front door porch under PD, the house faced sideways to the road (as the land along side used to be part of the garden) and the council didn’t argue (like they usually do!!!). I would just tell them you ARE doing it under PD as the house does not face the road and even hardly not seen from the road and see what their reply is.
  3. You will need a compacted sub base to stop gravel migrating into the soil, if your soil is compacted enough then a membrane is required to stop stones disappearing into the soil. yes the dust and smallest particles will settle to the bottom leaving the larger, cleaner stones on the top.

I would suggest you politely point this out and let the chippy come up with an answer as this is not what was agreed, also the fact the visible hinges were not mentioned. when he gives you his answers toss up which is best for you. As you said this was not cheap and fir that amount you deserve to get what you asked for / was agreed.
  5. I too bought a caravan, 32ft two bed, washing machine can go in a shed, cost me about £4k delivered, sold it for £2k after 4 years., I also used it as site facilities fir my builder.
  6. I had a similar issue with my brick west facing wall, it turned out to be a fine crack in the mortar with a brick fill, small gaps tend to soak water through osmosis, crack widened and filled = no problem.
  7. I agree, my drive is gravel and as long as I don’t do wheelies it stays put, it will take time to settle and you need a good sub base. Mine is round stones which move more than angular ones do but I still don’t find it a problem 👍.
  8. You won’t know till you ask/apply, see if any other house in the area has done similar.
  9. I disagree (I built my passive house entirely out of rustic brick). As an edging to my gravel areas I used bricks laid at 45’ leaning on each other, far better than council kerbs.

Don’t talk to me about b####y planners, with mine which was refused several times it was suggested ( by a seasoned planning advisor)I apply fir something the council would accept which had exactly what i wanted fir the ground floor, let the builder make a start then go to appeal for my original application . It worked a treat, I won the appeal and had till the builder got to the first floor to argue over the top floor. As an aside I found the appeal process easier than applying fir planning, (I did it myself) IMO the appeal team were far more professional than our local planners and helpful knowing I was not a professional just a member of the public.

  15. As long as you still have permitted development I believe you do not need planning permission or building control.

  17. I don’t think it will be dusty, I will brick rub it to loose any small ridges then paint with garage floor paint which will seal it.
  18. Don’t tell @pocster that, no, it will be fine, I do have rubber matting to go by the bench to stand on, ex high voltage rubber matting 10mm thick 👍.
  19. After uncovering and removing the shuttering, the answer to this OP is. YES. I should have power floated the slab. It’s very flat but the surface is not what I wanted (yes I can be OCD ) it’s only a garage and I will be painting it I guess but hey it’s too late now. Thanks everyone for their input. 🤷‍♂️
  20. @Adsibob, very nice and crisp, glad you got there in the end. 👍 when I lived in Devon we had black bags and they were always being torn into by vermin, now in Gloucestershire and the bins are far better and easy to disguise with some thought.

  23. What a cowboy, tell him you are going to Sue for the damage caused and a Job “not fit for purpose”. I have done some small GRP roofs in the past (after attending a training course by the supplier) and it’s a very good roofing material IMO but must be done properly in VERY DRY WEATHER 🙄.
