  1. G’day Claire, just south of you near Oban. Spent a lot of time in the Fort William area when I was younger, climbing, running, canoeing etc. Favourite spot would be just south of you in Glencoe.... the Clachaig Inn after charging along the Aonach Eagach Ridge..... welcome to Buildhub.
  2. If you put it on the ceiling and walls where is the water going to go once it gets down to floor level.........the next problem will be you will not be able to fix anything through this !
  3. It’s a real disappointment for you man...... I am dealing with water problems on my shed windows.,... it’s bypassing vertical rubber seals due to the wind forcing the water between the glass and the rubber. Improved seals will be the solution for me. However you problem is way bigger and as others have said there is no easy fix. If the EPDM is leaking at any point on the roof then your in a world of pain but you tested this by flooding the area ? Was this when the upstands were in but prior to the windows Being fitted ? What level did you flood it to ? You’ve eliminated the flashings as you tarped them and then did a flood test again...... when you first flood tested what was the flood lever overflow ? Ie where did the water run of first ? Since that point you have raised the water level significantly (75mm concrete,clippings,sand, pavers) I would there for assume the leak has to be between the old flood level and the top of the pavers. Finding out at what level the leak starts will help to identify where the problem is......

  6. I have a birch wood out back where I have been foraging for chanterelles, been a good year and love them. By my gate I get to harvest oyster mushrooms twice a year and also find the occasional field mushroom. My parents are very good at mushrooms identifying and are always collecting exotic items...... I stick to what I know. Hundreds of magic mushrooms in my fields but of no interest to me these days. I made a drying cupboard above my wood burner and have been successfully drying the chanterelles this year so as to enjoy them in the winter.

I used a petrol core drill for years, drilled uncountable 25mm and 60mm holes and hundreds of 110mm holes into bedrock it looked a bit like this but was red.... eventually it chewed up the main drive cog / Shaft and I am yet to find a replacement. It was brutal as it had no clutch, but you just hugged it a tight as fek and got on with it.......
  8. Looks really bad...... all the above but also there are what looks like two misaligned tiles below the roof, is there other damage on the roof ?
  9. Yes it’s been wild, my underground overflow drain from the wetland pond could not cope, first time in the six years I have been here. Water pushing up out of the ground....... made a bit of a mess but nothing serious. Windy but blue sky at the moment.
  10. Peter. With this build up where would you utilise the 30mm gap ? (The difference between the 150mm deep joists and the 120mm pir) if the gap is below the membrane then you will need to cut battens to act as a stop to maintain that gap. Personally after doing my roof this way I would not recommend to anyone..... I found it a really messy and a really time intensive job. I detailed it very very carefully and will have Pretty much NO air-gaps between the layers or around the sides of the inserted insulation but it was a crazy amount of work. Just finishing the 25mm sheets over the joists today...... i would always recommend getting the insulation blown in as it’s far superior, great at sealing air gaps and has a good decrement delay. Badly done with infilled PIR leaves most of the insulation useless as air can circulate around it, and having done it well I know it takes to long to be cost effective for most builders / roofers to do it this well. My build up is slate full sarking board breather membrane 50mm vented gap, from soffits to ridge. 50mm PIR butted up and sealed (foamed and taped) to full length batons running down the inside of each 220mm deep rafters and butted up to the sarking. 120mm PIR inserted and fully sealed and taped. This came level with the inside of the rafters 25mm sheets of PIR over the rafters. Still to do. Osb over everything plaster board over everything I don’t intend to have a service void as I have designated it to be like this.

Sometimes what something is worth to you personally is more important than what it’s “actually worth” I know I would have paid twice as much as I did or more if I could have afforded it as the location for me personally was everything I could have ever wanted. Some say I got a bargain others say I overpaid and should ov could ov got it for less. But I truely don’t care, they asked for an offer, I looked at what I could afford and told them that was it, cash ready to go into their account. They were happy. I was happy. Game on.
  13. The world is full of armchair critics who seem to love wallowing in doom and gloom and only ever focusing on the negative, I avoid these people like the plague. Don’t let them into your head , never mind your garden !
  14. Great idea and keep us informed, I guess building something that will sell easily when the time comes would also make sense. I also have aging parents and though they are both well I am constantly eyeing up my land and thinking about where I could build a little house for them to live should they need or want to be closer in there final years. They may well be fine where they are but they love coming over hear and pottering about on my big old homestead 2-3 times a week. mum in the gardens or out in the forest looking for mushrooms and my dad is still actively taking part in the construction of my many projects. The show stopper is he is struggling with the drive that is a 45 min journey, a ferry ride and then another 20 miniute drive in a Landrover. I intend to live here for ever and I want to make my living from this location so it could work well.

  16. Mud...... when I first got my place it was mud hell, a few hundred years of neglected drainage and livestock using the buildings as shelter...... I did not have a digger.... but I had lots of willing helpers and we just spent a few weeks shovelling it up in buckets.... into even bigger buckets..... into a power barrow and then tipped it into a low area out the way. There were pre existing roads and hard standing but it had not seen the light of day for at leat 100 years....... once the mud was cleared the rains and lack of drainage cleared the rest and we were able to repair the hardstanding and roads. It was a great feeling when one day we realised that we were no longer traipsing mud around and could wear our boots in the house again !
  17. Looks fine to me but your the one who has to live with it. Just be aware that if you overpaint with a lighter colour it’s going to need a few coats. I know as I did the same thing but in brown Cuprinol ducks back. In the end I really liked the two tone colour and am repainting my whole massive shed with another two coats light brown first and then dark brown (4 in total !) I got the paint of amazon for £10 per 5 litres so decided to go crazy !

  19. Strange comment @Onoff I am probably the least educated person on this forum and have terrible written English but completely understood the posts and what they were driving at. I expect @zoothorn is writing on a bloody tiny phone screen and trying to minimise the the task by keeping things short. Personally I don’t think asking for peoples personal details of where there birth place is (or any other personal details ) has any relevance to this thread and not something I would see as a good thing on this forum as a whole. (No offence intended.)

  21. Sounds very strange, the only thing I can think of is. 1. What size internal flue do you have (is it the correct size for the fire) 2. How high is the chimney from fire to top, roughly to the meter ( short runs can cause issues) 3. How high is the top of the pot from your ridge. (There is a recommended height needed ) 4. Are you in a location where a micro climate is causing a down draught ( I had this and fitted an anti down draught cowl and it worked) Another option is to borrow someone’s old stove,,,, I have 3 lying around ! Fit it temporarily and see if it suffers the same problem, if so it has to be flu / chimney / down draught problem.
  22. Tricky situation. My main house roof is slate and well over 100 years old. The slates are tiny as they were mined locally, just down by the beach! There is a lot of nail rot and slates need replacing every year. In windy conditions that is very often.... water blows up under and around the slates and gets onto the sparking boards (there is no felt and never has been) but the very nature of the roof makes it a very draughty place so the water on the sparking boards dries out before it caused a problem..... even though this is a mad situation it works. I will however rebuild the roof one day and reslate it with a better slate and a breatherble roof membrane. Back to you, it depends on a hole bunch of factors like, is this going to be home for a long time, can you afford to do the work, can you do it yourself, are the existing tiles in good order. Personally i I would like to have the work done and then forget about it for ever ! But for me it will have to wait until I can afford to do it. May be worth looking at getting some quotes, if you can reuse the existing tiles that could be a big saving. You would need to identify them and get a bunch of spares for the reroofing as some / many could get damaged in the stripping of the roof.
  23. I have two houses, my main house and the cottage that I am renovating, I have got the upstairs nearly airtight using calotex, foam and taping and the difference is amazing. It was blowing 50-60 mph wind outside and yet inside it was totally still, even with a badly fitting door to the outside. On contrast my main house is madness with the wind howling through any available gap and there are plenty of them. I am doing very carful detailing on the insulation and air tightness and when the time comes to line the inside I will be 100% happy that there will be no unwanted draughts.
  24. Can’t help but I have a really annoying dripping tap as well ! It does not have an isolation valve on it so I would need to drain the whole system...... so the job keeps getting put back.....

    Used Honda all my life, used to have them on jobs out in all weathers , used everyday all day, never serviced...... running chipping hammers on stone, hardly ever had one brake down. They just keep on running. Great bits of kit.
