  1. To put your mind at rest you could do a condensation risk analysis. I don't think you will have any issues as there are 2 layers of foil backed insulation, so as long as they are snug round the edges you should be fine.
  2. In spite of the name, Porotherm has not thermal insulating properties. Quite the reverse, as it has hallow voids that allow air to move inside the blocks. Also a pig to fix to as they shatter. No fun to cut either. Sockets, pipes, wires all a pita. Also you will struggle to find anyone willing to install and may have issues with wall ties and brick coursing. Why is it on the top of your list?
  3. Simple to remove the wall profile. You will need a Stanley knife to cut the mastic.
  4. I would avoid timber frame and timber clad at all costs. Very difficult to mortgage, insure or sell. If it is a planning requirement, go back to them siting changes post Grenfell. You could suggest cement fibre cladding.
  5. +1 Remove the frame and seal the tiles to the shower tray in the small gap where the frame was, then refit the frame and screen.
  6. A shame you did not just demolish and start again. I am not sure if you could still get the VAT concession now but it may be worth a go.
  7. Paint on the ceiling and no holes for downlights will help prevent moist air making contact with the OSB.
  8. There are quite a few windows up there so I am unsure why you need the rooflights. They are far less thermally efficient than a properly insulated roof and can cause unwanted solar gain. They also take up space that could be used for PV.
  9. I am not sure. I have seen EML nailed on but not the pink fabric mesh.
  10. Render mesh is normally added during rendering by pressing into the wet render. If the existing render is remaining you may need a coat of Rend aid to give a key.

  12. I would not worry about it. If you have a loft inspection hatch, have a look up there every 3 months. If there is moisture collecting on the timbers and not evaporating you may need to introduce additional ventilation such as vent tiles or soffit vents.

  16. I have just had a couple of kitchens delivered where they give a week long delivery window including Sunday, between 8:00AM and 10:00PM and only narrow it down 2 days before. Where were your builders at the time and why did they think the delivery might arrive in the afternoon? Also, did they quote delivery as an extra when you ordered or was it included in the price? I guess they have driven to your site and needed to go back, unload and store, reload and redeliver. I think you may need to cough up the money. Make sure it is ready next time.
  17. I cannot imagine the fire service agreeing to use a narrow sloping grass track to access the property.
  18. Just break out the wall over the suspect area so you can see what is going on. Less than 1 hour with SDS, hammer and bolster. It has been wet for a while as the plaster bead has rusted.

  20. That doesn't seem like a particularly large cill. It must come up all the time. What have NorDan suggested?
  21. Because this is a renovation and extension you will not need a new build structural warranty or professional consultant certificate. You will need a completion certificate from Building Control. If you need funds, apply for the renovation mortgage now as it will take time to get finalised. Even the property as it stands has some value. You mortgage lender will want to know how much the project will cost to complete and may ask for further figures and information.
  22. Did you get the address registered with the local council street naming and numbering people? Does your address appear on any address finder searches?
  23. The quote of £550 sounds fair. They probably thought half a day for 2 people. The £2700 really sounds a lot but I am not sure what you can do if you agreed and paid. Scallies.
  24. I am not sure why the OP thinks they have been scammed. Other than the chimney pointing - which they have agreed to remedy - it sounds like they did what they said they would.
  25. I would try to get it snug under the steel. You can pack in more mortar form the front and right side. You could prop the the padstone with some small bits of masonry, but packers will also be OK.
