As above As a business I lay 1000s m2 each year I’ll lay sandstone on this build Simply because it will fit the location better

Yep Use the track Snip the upright edge then fold either her You can then cut some stud and push it inside to form a strong box section -
As with our previous build everything hidden The only thing have done differently is Put 28 mil piping in for the heating Ill be honest I first put 22 mil in then removed it and replaced with 28 As I’ve said I’m not a plumber 😁 Only one fitting dripped last time and never showed up til the heating went on
-
Yeah cheers Once I’ve air tested I’ll get my wife on it 😁

While I’m not a plumber I’ve been doing ours for the last couple of weekends The manifolds make things much easier can’t help you on the coloured pipes

Embarking on a self-build journey in Northern Ireland

You will probably find costing your build a lot easier and more accurate now Than in the previous two years This time round it’s been difficult to budget ahead with what seems like daily price increases A lot of things have come down in price and lead times are back to normal Good luck with your build -
No that’s what you call a view

It’s not really effecting the sale We have four offers on the table Two over asking price My original point was no one has asked or cared enough to ask about EPC etc Your average per wouldn’t have a clue what A95 meant
-
Just looking on my spreadsheet It was £122 for the day Bit steep if you need it for any length of time I just drove up and down for about an hour The concrete had been down 12 hours
-
I hired a sit on float for a day Very easy to use once The concrete has set It brought it up like glass

The main problem with Heat pumps is They can’t give them away Until they make a HP cheaper to run than gas Most homes will rely on gas boilers or oil We are fitting a HP this time round As there is no gas Cost wise the grant does even things up But the HP will run of electricity that is generated by fossil fuel Which seams like window dressing Everywhere I go there is new gas mains being installed All of this seams like political maneuvering
-
I did say this quite a while back Gas boilers on new builds next Watch this space

As above I would get a valuation 20 with an end value of 400 sounds very low You will struggle to get around capital gains A few years ago I helped develope a barn into two dwellings The farmer had gifted them to his daughter and son But was told he would be liable for tax on the end value -
Once it’s been on a couple of hours it should be fine If the rain is heavy it can wash around the beads We normally add accelerator and rub it up the same day If night conditions are cold or wet

The heat pump guy told me to run a 6 mil cable with 40 amp breaker An electrician friend to me to run a 10 mil cable with a 40 amp breaker The leaflet states 40 -
Yes You should always add a preformed expression joint I in every doorway I set these so that they can’t be seen when the door is closed It also allows you to change direction with the tiles Or material
-
Once over we would render the reveals But now most have cavity closers So if there’s enough room we line them with plasterboard Or with most of the tilt and some of the Ally frames We simply finish the edge with a stop bead and tile directly onto the block reveals
