You don’t need a membrane Most weeds are seeded It’s unlikely that anything will cum up from clay -

I’ve used multi foil in all slopes and vaulted ceiling’s I used 70 rigid insulation between each rafter Then multi foil tacked and taped Then 4-1 batons Followed with 70 mil insulated plasterboard

Estates online are a real finger in the air stuff and quite generic and can’t possibly estimate labour costs accurately You need to approach a builder Even one that you have no interest in using They will prepare detailed costings of materials and labour and also time frame Expect to pay more than the online companies

If you build all five You will then become a developer and loose the cil exemption and also your vat claim As Mike as already pointed out We have two plots Developing them both together would in my case have cost us 105k and a 40% tax liability We chose to complete the first plot and reel the self builder concessions As we had done three year’s previously Good luck

I’m not a fan of closed valleys for the reasons you have stated I’ve used lead on our builds Lead will outperform anything else

The easy option would be to pull that insulation out a wrap and tape the steel with multi foil

We installed one made of OSB Topped with mineral felt on our previous build BC signed of and put a foot note stating landscaping incomplete

If the original lime is skimmed with putty lime It will look exactly the same as gypsum
