Shadow margins are not difficult to install If you take your time I always use the tap on type Galvanised As already pointed out the plastic ones are rubbish Difficult to keep straight and prone to cracking Tips Set bitterns around the room five mil higher than your margin using a laser line On dabbed walls keep the adhesive 50 mil short of the bottom of the wall Don't be tempted to screw the beads on use ten mil staples Partition or ply walls screw your boards on 250 mil short of the bottom edge set all your beads Staples again The gently put a screw in each strut 50 mil up from the bead Hope this helps Gary

Well the footings are now in in spite of the wind and rain. 40 cube of concrete in the garage footings and 95 cube in the house footings. I'd estimated 150 so not to much of a shock. Still two garage bases to fill and blinding for the house prior to block floor going in. Just need it to stop raining. Gary

I recently had the same experience, rang them twice per day Eventually was told by planners that they would prefer to deal directly with our agent, a very young Architects assistant I replied I bet you would Fired up by members on this forum I intensified my efforts and just like that all delays and objections were dropped and a commencement notice was issued One member commented playing with people's lives Never a more true statement Gary

It's really not a difficult detail to follow. Tell your renderer it is what it is, he'll understand where you are coming from.

Im at the same stage LABC 3100 Buildzone 2083 Both recognised by most lenders We are going to the self build show tomorrow to if they will do a on the day discount Protek are another that seems well recognised but no quote as yet We need to take one of them this weekend as we are starting foundation later next week Bit of a con really they rarely pay out If I was buying I would feel more assured with an architects cert But quite a few of the mainstream lenders don't recognise a architect cert Ill let you know which way we jump tomorrow Gary -
I have recently been given a quote or nearly 20k to connect, I am finding this to be quite expensive, claims are they need to dig 4m deep in order to connect. Is this a reasonable price to pay? Can you anyone share some thoughts? I spoke to planners AGAIN today and made it clear that the objections raised by Heritage Are not mentioned on the original passed application and see little point in adding restrictions at this late But will take on board all that Heritage have highlighted My application went back to committee today and was approved with no amendments Happy relieved Perhaps a bit of both Great end to a very difficult week Gary -

There time is up on the 9th So not long Ive told him that the heritage comments are not on the five conditions While he agrees with that He says her remarks have to be considered Try again this morning -
I expected to be given the go ahead to get started yesterday But we seem to be going over old ground I was told that he would have posted a commencement notice But for the Heritage officer objecting to the materials the windows and door are made from She wants wood we don't Ive already told him that it wasn't mentioned in the five planning conditions He pointed out that she did include a line saying wood would be preferred Original Passed app says Frames and doors UPVC Stalemate

Hi Mike We have contacted LABC As they were recommended by BC I'm guessing that a claim via a structural warrantee company is as unlikely to succeed as a claim against the NHBC So will only be purchased should we need to sell The LABC warrantee is coming out at 3300 Bit steep But they do seem to be on most of the lenders lists Ive had a couple of others for just over half that But only occasionally pop up on the lenders lists Build zone seem to be on most of the lenders lists So I will give them a call next week But will have to be quick as I intend starting clearing the site next week

I'm bout to take out a ten year warrantee I'm guessing that they are as pointless as an NHBC warrantee But if we decided yo sell in the next ten years It may be a mortgage requirement for any potential purchaser I have one from LABC who building control recommended and one from AEDIS for 40% less I'm just concerned the later may not be recognised by the mortgage company's Any thoughts?

I contacted the chap who handles the CIL a couple of months back As there is a large garage which was built 12 years ago and I wanted to salvage the slates and floor joists Also start felling some of the trees around the plot He pointed out that all counsels were different But would be fine with what we intended doing and wouldn't consider it a breach None of this mattered as we sent the CIL ap in on the Monday and received a letter in the post the following Saturday

Hi Ian The contaminated land survey came back as low risk Be vigilant when digging The annoying thing is the survey has been back for over a week Which satisfies the last of the planning conditions Just needs to put it to the planning committee and post the notice
