I’ve the dust free Robi cutter great for cutting slabs We normally use a small angle grinder With a diamond blade 4 inch if you get the continuous blade Not the ones with the cuts in You’ll find you can do quite intricate cuts If the pieces your cutting are very small it’s worth wearing an anti cut glove one hand

Hi Maria i think a structural engineer is a must Get a few quotes For a small anount of money it will give you piece of mind and he or she may think of an option that you hadn’t considered

It’s sounds a lot But it’s very easy but it is so easy to under estimate both labour and materials I know this past year insulation has rocketed by 100 % at least Slates by Half that This time last blocks had a 40% rise added without much warning Brexit to blame Of course I think most are taking advantage of how busy construction is and labour costs are still rising Its very easy to cost every penny and be miles out ove always thought that Architechs costing were ridiculously high But maybe they are looking worst case seneryo

Buy to Let Mortgage Effecting Self Build Mortgage

I’ve several buy to let’s and they are totally different to a normal mortgage The lender will take into consideration your ability to pay should the property become empty Or your tenant decides not to pay for the next six months My advice would be to get your selbuild mortgage agreed first -

I had the same issue BC told me As soon as you put insulation on top ie warm roof construction Pack as much as you like underneath No air gap required

As I’ve previously stated I’m trying to get on with the oak canopy No chance of fitting in this rain and high winds ive had to go back to planners as the Architect had drawn this supported by gallow brackets The full section pictured Just needs two diagnals then glueing Two Of is can Just about lift it off the workbench It will take four of us to lift this one section into place Ive built two small pillars with square top caps To sit the 6x6 oak pillars on Months ago and asked the Architect to speak to planners Hes says that he has done simalar designs and never had any issues I spoken to the engineer today He was a great help He said if I build it out of bolder wood I should be ok He did a quick calc and said the Gallow brackets would have to extend virtually down to the floor to have any chance of supporting it and to push on and get it fitted

I’ve just completed two barn conversions Both owners are joiners Both have elected for a mixture of UPV and aluminium Allbeit one has made two beautiful hardwood doors for the front doors Both sited the same reasons as above Maintenance Wood needs looking after On our build planners insisted on sash windows (painted) We eventually persuaded them that UPVC with a wood grain finish would be better for us I could of had them made from timber for a simalar price But as already stated above a quick wipe with a cloth Good as new

Yeah there won’t be a massive difference on wallboard But I can beat Wicjes hands down on moister sound fire boards at least a couple of quid per board The drywall adhesive is about 3 quid per bag more and it’s Nauf Very few contractors use it As it not as good as the real thing Also I’m guessing that Wickes would charge extra for 2.7 and 3000 boards But Wickes and bq will beat many of the builders merchants

I’m not sure but it’s rediculously cheap He drove the dumper for to days abd made a few cups of tea As a site manager he has access to labour But they still need paying Ive spent £160000 so far to get to first fix With about £25000 of that being labour Materials as we all know are exspensive

Yep My friend built a five bed house last year for 137000 Not sure how Although he’s a bricklayer by trade he didn’t even build his own gate posts

Good point We have noticed that same with Kirsty and Phil Tap on a wall None load baring Plaster for a day 100 Plumber 100 Sparks 100 500 quid job done Costs 220 for a skip Im guessing a bag of cement would cost the same were ever you are in the U.K. Wages around the sites in Manchester and Liverpool are around £170 per day More for price work Much more for bricklayers at the moment The problem we have on here is the best trades people are not readily absolve to us as self builders Most of the big company’s are guaranteeing a decent wage rain or shine We can not Most are paying double time or at least time and a half for weekend work Somthing else that we as selbuilders do not have the budget for One of my rental properties had what I thought was a small leak from the copper cylinder Turned out to be nackered £1400 for a replacement Cheaper to replace the seven year old boiler The two guys I use for repairs work cards in for a 24 repair company needed the boiler fitting asap Weekens they are paid double time I had to stump up £700 for a baxi compact and £1100 for two men all day Saturday half a day Sunday Not a bad hourly rate

I must confess we have first taped and now streamed most of the homes under the hammer Some of the budgets are ridiculous Exspecially the ones that have dun a full renovation for under 6k The ones that we find the most realistic seem to be those that have 30 properties plus

Five years guarantee on the sealed units wouldn’t inspire me with confidence Mine have a ten year guarantee and I fitted them myself I would try elsewhere

Thanks I will give that a try we bought the green oak in with the intention of my the canopy up then fitting it the following day But it hasn’t stoped raining since before Christmas Not looking to good with 80 mph winds forecast

I’m starting making the Green oak canopy up for the front of our house im hoping to start installing it on Thursday If it ever stops raining Im undecided weather to leave it untreated or treat it with something Ive seen one or two nice oak canopy’s on here and wondered what treatment if any have been used
