  1. Not an expert on TF costs But I plastered and tiled two self builds last year More or less identical Both where watertight minus’s doors and frames Neither did any work themselves Traditional was at 65k TF was over 100k
  2. If you are considering the commercial benefits You would be better traditional than TF TF is perhaps more convenient in winter But comes at a cost

I know I keep saying it But the Italian laser cut tiles are a joy to lay There’s a reason why some tiles are retailing at 50 while similar are 18 The ones I’ve pictured are 53 plus vat in the showroom I bought a direct load from Italy for 29 including vat and delivery Not one bad shaped tile no chips You can easily tell the Italian tiles as the glaze runs over the sides to the bottom of the tile preventing chips and the wood print is much more realistic Spanish are not far behind

I tiled ours with my able assistant (Wife) 250 m2 over four days I didn’t use self levellers but made sure the floor was flat Your tiler will quote tolerances 2 to 3 mil with this type of tile you can live with Skirtings should be pretty tight It May be one for small claims If you go down this route Contact a registered tiling company for a small fee there estimated will list the faults and cost to rectify Good luck
  5. 3 to 5 mil is fine Ian We can cope with hollows and pre fill The main problem with these tiles are bumps I have a floor grinder which is like a large Hoover with blades I normally push this over the hole floor to take the high spots off Well work spending 50 quid and hiring from speedy for the day
  6. Tops will tell you that there is always camber on the 1200 & 1500 planks that they sell Turkish The Italian are more expensive but flat and don’t need a levelling system

  8. As a tiling contractor my initial thoughts are the bond (overlap) isn’t enough The square edge slats are unforgiving Tge floor needs to be flat

  10. Just trying to help OSB isn’t airtight You could put a membrane in at a fraction of the the cost and time
  11. I’m currently doing a group of fifty that have been stood for ten years It’s the only way we can achieve airtightness due to the outdated design Try and tested over many years
  12. They look really clever We have an all singing all dancing Italian thing in ours Looks great Sucks live a Hoover Downside is it sounds like a jumbo jet when switched on full Salesmen didn’t mention the noice levels Just how quickly it clears the room of smells and steam and people ✈️

I’m curious why osb Its not airtight Or is it for Something else I do a lot of airtightness and fire protection in my job and normally run a bead of gyproc sealant around the perimeter and use a visqueen membrane across the ceiling leaping down at the edges Then shot fire 25 mil angle around the perimeter trapping the membrane on top of the sealant

  20. Does anyone no when the filter needs replacing I’ve looked on there site at they recommend the whole unit serviced after 5 years No mention of the filter I see most of the other makes recommend the filter replacing every six months

  22. Your perhaps better engaging your own SE While the ground workers may or may not use an Engineer for setting He or she will not be a SE and won’t be qualified to do foundation and general load calcs
  23. It’s Porcelain Avoid Chinese Turkish for floors Chip easy and prints aren’t good Portugal Spain Italia are the best Laser cut Italian look and wear better and are easier to lay For tiles using Ditra matting will cover all bases

Tiles Especially porcelain are harder waring than wood I would say that as a tiling contractor Ive put quite a bit of would flooring down While it looks great You do need to look after it I’ve put 150m2 of Italian Timber planks in ours Very little difference in cost to oak But won’t look any different in 20 plus years
  25. Yes lots of times in tile showrooms and a few times in shops and bars Normally fix the timber down with a polymer leaving 6 mil on the curve caulked with silicon
