I had a call from a family friend They are having there bathroom fitted out Walls tiled just the floor to do 7m2 Tiler asked to be paid on Friday and Leave £150 in Knowing the Plumbing company will be back on Monday to fit out No show Saturday Rang me in desperation It’s taken me an hour and a half to get there Will be the same to get home Two hours to do the tiling and a couple of hours to wait to grout it Rang the plumbing company and they are happy to do the silicon Saves me another three hour trip Dont pay out out till the job is complete and you are totally happy
  3. Sorry no drain pressure testing I pumped the plumbing up to 6 bar and left it for three weeks BC didn’t ask for either

Worth it in the end We did most things ourselves over two years while both still working It’s all consuming Hardly ever waring anything other than work cloths and that constant tiredness clouds your judgment sometimes Things I would do different would be to get a plumber in and an electrician Sure we did 95% of these two trades ourselves But the amount of hours I spent re routing stuff to get it all in was laughable I look back and think I took selfbuild to literally

  7. Hi Sean I didn’t use a membrane I laid a drain and sloped 5 cube of c3 premix in heavy rain I took me about 5 hours on my own to cover 153m2

Lots of finance issues within the building industry at the moment Mainly due to the Brexit uncertainty Great time to engage a contractor for your build Though I suspect things will be sorted by the summer We have two large jobs being delayed and two stoped The one pictured where all but two sold PM forecasting a building boom We really need something in-between
  9. We have wet UFH on the ground floor Three bathrooms on the first floor With 2ntr high stainless radiators No heating under the tiles We have never had the heating on in there As someone pointed out above it would be like a sauna We are nit Passive Just a very well insulate warm house

  13. If I remember right Senco will take 25 to 45 screws We used to drill an extra hole so they would take 55 mil screws
  14. It’s two years since I fitted them I’ve just rang the supplier and they will send us a new one out Very strange you can run your hand over it and wouldn’t notice the damage

Yes Peter I use quite a bit of Fernacell Mainly render I’ve D&D with them also But they still need to be mechanically fixed I normally lay a three mil coat of car lite bonding on with 10% board finish mixed in Then render mesh laid on and flattened in and skimmed with multi the same day This method gives a 100% guarantee against cracking or blowing and leaves no trace of the knock ins Hope this helps Peter

If it was down to me I would prefer an Architect cert as they do actually inspect and speaking as a contractor They can be a pain in the arse with detail I think with the big banks it will be a case of that’s how we have always done things The guy from Protect excluded our fibreglass flat roof because I had done it myself But if we where to take a separate indemnity out that would be ok The slate roof was fine even though had done the whole roof myself. Because I had a certificate saying grade 1 slates That bit of paper again

  20. We where quite happy to go with an Architect cert About half price But a friend who is a manager at HSBC told us they and other won’t accept an AC
  21. You still need building control sign off But most of these companies seen to rely on BC to do there job for them

Ours came to inspect the footings Didn’t get out of the car To muddy for his shiny loafers Came to inspect the roof Looked from the ground and said it’s a grand job Final sign off spent ten minutes with us telling us what he needed to certify Then disappeared without looking round Each time Send me some pictures Chances of ever making a claim are probably less than NHBC It the banks aren’t interested in that They just want that bit of paper The next house I build I will do one retrospectively as my friend did and advised me to do

Yes most lenders won’t accept aN Architects cert As self builders we have two choices Use one of the above or don’t bother An architects cert is a waste of money As is any other of the warranties Until you come to sell Your seller will be able to get a retrospective warrantee I submitted a post a while back siting my friends situation Although he was the seller It took a couple of weeks to sort out If you have any trouble finding a company I will dig the post out
  24. As a LTD company you would be able to recover the vat IF you where vat registered But also liable for corporation tax on any profit Im sure your account will explain this

I agree with the above Airtightness testing should be extended to All homes I think it’s 1 in 7 at the moment last year I worked on a large commercial building with offices in it We where informed not to leave for forty minutes as the air test was being carried out Sure enough three range rovers arrived with three massive fans We where still installing the fire proofing and had clear daylight along the roof line Later I overheard the site manager telling someone that the building had scored 2 and passed Tough score to achieve on such a massive building Even when fully sealed These tests are carried out by private companies and clearly tailored to the paying clients requirements Unfortunately in there present form these tests are meaningless
