Sorry to be a bit negative But as soon as you mention self build with many contractors They seem to think you have a big pot of money The only drawback with ICF and render is you really do need to leave the base coat for a couple of days In winter a week

No real skill needed to apply 5 m2 per bag 5 mil Far quicker and easier than S&C I use it because it’s often part of the spec Mainly for sound proofing But does seal up nicely I didn’t use it on ours Just made sure the joints where pointed and bar jointed As I’ve already stated you can stop the air getting as far as the blocks By sealing the D&D off properly and baffles for downlights -

It’s quite easily to do Exactly the same as with a skirting When I do a shadow gap I set the heigh with a laser and work down Gap skirting FF Any floor levelling needs to be done prior to setting out Your dry liners just need to set a laser line allowing for you gap and FF Then plug and fix a tile baton Allowing 5 mil for the bead Once it’s all beaded and skinned you can put your floor in sure that you are working to a level perimeter That will tie in will all your doors Ive been to jobs Costas and similar where the floor has had to go in first and apart from the sheeting Your stuck with what is already down -

If you are worried about airtightness You can use a gypsum parge coat Creating an airtight envelope plays a large part of my business and can easily be achieved regardless of block or brick type Some have there theory’s but I’m at the practical end everyday While most on here are looking the create airtightness for heat loss In my business largely commercial The reason for achieving airtightness is fire protection No grey areas here A plasterboard airtight envelope IS achieved and checked and re Checked The same principle can be applied to your homes While I’ve good general building knowledge Ive Forty years experience doing this commercial Designing and implementing large commercial contracts Your house is very easy to make airtight With just a little care -
I can answer one of your questioned our plans showed a tuning circle for us and one for our neighbour We both decided against and simply didn’t bother BC don’t bother about planning issues Once passed planners are not interested unless someone complains

I wouldn’t worry about water ingress on the inner leaf of blocks Once the roof goes on they will go and stay bone dry -

Once they are glued and nailed no need for anything it won’t take you long to put 60 m2 down I had a 130m2 and covered them with visqueen and battened it down It was exposed Jan and Feb Wen up each day and brushed the water dow where the stairs where going Looked like new when I removed the plastic -
We have double skinned our detached garage If it was ever used as say an office We could simply blow insulation into the cavity

Not for my own build But most show houses are done this way I’ve studded out a number of garages to be used as a sales centre 50 metal stud 15 off the wall with 50 sound insulation Plaster-boarded and taped or skimmed The sales people are often in there for quite a long time with building going on around them

All external edges should be sealed I know that most house bashers don’t bother but every commercial job I do has a band of gyprock sealant around the edges Even under floor track It really does help with air leakage Also around the window frames and the edge of the cavity closers we normally fix a 25 x 10 mil stainless angle to the frame 15 mil out and fill the edge This will help with cracking as dabbing directly onto cavity closers is a waste of to Prohibited on commercial and social housing Absolutely fine on mainstream spec houses

It is All the plaster and cement bags where twice as Heavy We used to carry two in when we were loading Now I see young lads wondering upstairs with one 25 kg bag on there shoulder They think I’m being funny telling them to stick another on there shoulder A few month back we had 300 100 mil insulation boards to get from a service lift down some stairs and 20 mtrs along a corridor I told all five loaders one each or you won’t get them in today about 40 kg but awkward Im 58 so I decided to lead by example We got them all in 7 hours To expensive to leave outside in sunny Burnley One of the lads lent me his steps watch Quite surprised how many steps in a day

15 mil sound are heavier It’s surprising how you get used to handling them I’m 58 and can still fix them to a ceiling on my own if I have to 20 years back it was always 3/8 boards on the ceilings Now they where a pain on your own Prone to snapping

Why am I not surprised Everyone wants that bit of paper When all this started laminated signs appeared. on sites Wash your hands for 20 seconds in warm soapy water We have the soap the laminated signs No hot water ?
