As you say Everyone is so busy All The estimating tools are useless at the moment Prices even with individual contractors will be based on how much work they have on at the moment Especially for a one off job You may find that offering a contractor to quote Labour only May be more attractive As many are sticking with The work they have whole material prices settle down There is some light at the end of the tunnel The governments handout scheme ends later this months So contractors won’t be getting paid to stay at hone So there should be more labour available -

Many of the above are made at the same factories When it comes to Italian tiles Big is best Marrizzi are the tiles I use the most Design and quality are second to none Lead times are the shortest and an absolute no quibble guarantee One of my personal favorites is Ricchetti Superb tiles at Spanish tile prices You can usually tell an Italian tile without looking at the back The glaze runs to the bottom edge Preventing chipping and the designs are more vivid and varied Also from a fixing point of view They are flat and cut better We are normally around 30 for the Italian and under 20 for Spanish floor tiles Some companies specify Tiles adhesive supply under £70m2 and A1 job You work with what you have -
I run a tiling company and we seal the backs of anything that doesn’t have a glaze on Especially outside If your builder is serious They can easily establish weather the stain is on the surface or bled through Take one up and cut it in half The stain will run through like tree rings

As I’ve said previously A friend owns a steel yard I call in for a brew when I’m passing and he’s no stock He reckons if he stocked his yard to normal levels He could loose 100k overnight He reckons as soon as the price of steel starts to drop All the big wholesale companies will discount there stock to virtually cost Same will happen with timber Gypsum have jumped on the bandwagon with a planned 22% rise on metal framing Largely due to companies that use timber swapping over But they can just as easy swap back when timber prices fall 4% inflation by Christmas Government Free money ending this month

Our first build was on sand and clay We have a sandpit quarry across the road But we have hundreds of very tall trees to three sides All the trench foundations had to have 1800 mil of concrete and clay board Garages to 95 cube of concrete used Our next two are on perfect ground Flat Boulder clay with 100 mil of topsoil Perfect Well nearly Four small trees nearby SE has to assume that these will become big trees So rather than a cheap Ground baring slab I will have to have BB and the footings a little deeper at that side Still pretty good because the rest are very shallow

Design and build is more expensive For a client that is cash rich but time poor It’s ideal For a two story extension You would be better approaching an Architect / Technician Thrashing out your design and getting it submitted Then bring in a building contractor to get you to watertight Then bring in the individual trades If you went down the D&B route You wouldn’t have to do a thing Just sign the cheques once a month ?

A week would be plenty A couple of days would be adequate If United Utilities needed to dig it up They would just come and do it and put a steel plate over the trench for you and your neighbor to get in and out My guess would be if you gave them a months notice It wouldn’t be enough Get your date off the Utilities and post a not through there door
