Nail on the head I think there lies the problem Until electricity generation eventually moves away from fossil fuel prices will be high I’ve a friend who runs a air con business Different but similar He said he would never have an ASHP I told him we had no choice I think a long way down the line All new builds will use Heat pumps or something newer and better But that is a long way off I’d hate to to see the bills for these homes that have been installed retrospectively with Heat pumps as part of government grant schemes

Whilst Heat pumps are supposedly cleaner than gas and oil They always seam to be more expensive to run We have no gas available on our next build and an oil boiler is no longer an option due to the sap constraints It doesn’t seam to matter how much gas goes up Electricity suppliers seam to find a reason to keep pace

We ended up doing all the roofing and slating ourselves on our previous build Due to ridiculous prices being quoted My wife and myself managed ok and made a good job Where I did fall short was the choice of slate I wrongly assumed A1 meant best Nearly a thousand twisted slates had to go back The grading and sorting took forever This time we’ve gone directly to the slate wholesalers We’ve narrowed it down to two slates Each from different suppliers Weve a lot of valleys and detail on this roof so we have asked for there most consistent and flattest slate Estillo 9 and the other is Sumo The Estillo is a cross grained slate Both 600 x 300 5 p per slate difference in price But we can’t decide between the two Does anyone have any knowledge of either slate

  6. If your over three floors All your doors to the hallway stairs etc need to be fire doors Two story can be just normal doors Unless you have an attached garage with a door into the house That will need to be fire rated

A large part of The 80 k was clearing the site for both plots and running a 75 metre long drain across our field Which will service both houses Treatmebt plant and Bb for house and garage are in with the 80 Cost is easy to workout for traditional Foundation blocks Labour 25m2 7n concrete blocks £21 m2 Facing brick £750 per thousand Foundation costs will be the same and probably the only part of the build that you can not cost accurately £1500 m2 is doable if you intend doing most things yourself Get several TF quotes and see if it’s within budget

I did and I’m having to do a lot myself But to give you an example I plastered and rendered two identical homes in the lake district Four actually One traditional the others TF All where pretty much Turnkey When I went to price they where pretty much shells Roofed but no windows Tradition where at 80 ish TF where 120 ish When we got quotes in for our second and third build Although prices had gone up The difference seemed about the same I don’t think that anyone came deny that timber has double in price The difference has widened Over the last two years I’ve worked on two sites where the TF company has gone bust due to the cost raw materials Prices will come down But I think Self builders will always be charged a premium for the convenience of TF Our current build 402 m2 including garage and workshop To a very high spec Will come in at sub 350 k

Trust me it’s not Five years ago when we did our first build we came in at £815 m2 TF was quite a bit more Something like 100 k to watertight traditional 130 k TF Since then timber prices have doubled While bricks and mortar haven’t Five years ago we paid 80 p per block This time we are paying 93p per block Face bricks are similar TF is so convenient But convenience comes at a price
  12. It looks like a nice straightforward design Using TF as apposed to traditional will make your build convenient But will cost quite a bit more
  13. If your insulating the walls it would save you knocking the sand and cement off
  14. Silicone renders and sand and cement are not compatible If your looking to use a silicone render you will need to remove the sand and cement then stabilize the masonry Or patch up and paint
  15. 110 910 810 Are standard Structual openings 2100 and 2050 are standard heights I prefer 2100 as it matches window head heights and is easily reduced if need be Most places will stock doors and frames for the above sizes

I wouldn’t rely on the warrantee to make your decision Like many product warrantees They are not worth the paper they are printed on UFH temperatures tend to be pretty low and tend not to effect floor covering Over the years I’ve seen many issues with a multitude of floor coverings But nothing relating to UFH
  17. I buy many thousands of Plasterboard each year Mostly BG I reckon BG will be rubbing there hands together and getting ready for yet another price rise
  18. If they faze gas out They will have to make the shortfall up somewhere Though it’s looking like a big IF at the moment To quote our Architect At the moment From a financial point of view PV doesn’t stack up But who knows what may happen in the future
  19. If you spend x number of pounds and they need replacing in ten years Will you have saved enough on your energy bill to cover your initial outlay Our Sap is still only predicting a few hundred pounds per year saving Or am I missing something

Registering with local land and estate agents is your best place to start Especially if you can tell them your ready to commit As good plots don’t hang around on the market for long The ones that you see coming one day and sold the next have usually been offered to buyers before being advertised Irlam Estates is a good place to start
  21. I’ve done quite a lot of these The electricians attach a fine string to the wire a tape to the side No magnetic fitting in till plastered Then pre fill around each one and skim over The plasters will pull each wire down then clean each one as The plaster sets They come up really clean

  23. No they span 8.5 meters At 600 centers Whilst the joists are 225 deep I will counter baton the underside before plaster boarding
  24. All on and braced 14 8 meter attic trusses Probably could do to get it nogged out and the ladder on I’m going to get the house roof trusses ordered and loose rafters next week
  25. When I booked the crane I hoped it wouldn’t be raining I’d no idea it would be so hot I got in at 6am two hours before the crane and the heat Hope it’s not as hot tomorrow
