  1. The majority of new builds use 75 mil insulation So no problem there
  2. Architects don’t usually bother about practicalities like gutters 😂
  3. I think I was being kind with office My took one look and said car showroom Seriously it like one of those where the Architect has be given free license and told don’t worry about the budget There isn’t one BUT If funds arnt an issue and you like it Build it
  4. It looks like offices Loose some of the glass and increase your budget
  5. you will need plenty of ceiling height also To allow for false ceilings and a bigger budget Posi are so convenient
  6. Don’t be to quick to cross off a log burner We installed one in our build and will in our current build Five years on we are still using the trees we cut down when clearing our first plot Free heating for the very cold months Much nicer than sitting in front of a radiator 😁
  7. Sold out in Wigan
  8. I’ve 600 mil centres on the last two Seam ok If you go 400 you will increase labour and material by 25% ish Though the three lots of loose rafters I’ve done at 400
  9. Sigma are probably one the best at the price Easy sell when you have finished with it
  10. Shot fire a nail or a Tek screw
  11. At 2.50 each it will be a full time job collecting the ones that the Brickies have wasted
  12. The floor doesn’t look bad at all You could go directly onto that with Ditra Or simply bed a cement or a 10 mil insulated board down
  13. We often use vent board on uneven floors We bed them down with rapid set flexi adhesive Then put some screws in once set Only a dozen per board Gives a rock solid flat floor Paint both sides of the cement board with SBR 3-1 mix
  14. Osb is no good Use ply or cement board Thin coat is no good for Ditra Ardex 200 is bombproof Better with a PB plank for sound deadening If you use a cement board or insulated tile board No need for Ditra Jus use a flexi adhesive The bed should be the same thickness of the tile your putting down Good to go 😁
  15. Laboure prices are set to jump up again I’ve two sites for two of the uks largest contractors Both had little choice but to up lift material prices by 17% But have voluntarily given our rates an up lift 12%+5% Back dated to January 1St They could have stood firm and said you have a three year contract with an annual 5% increase Since the lockdown attitudes have drastically changed Its very difficult to get people to do weekends or nights 730pm and I’m just leaving for home I set off each morning at 630!am
  16. Slow is still good Ditra is really good I’ve never had any issues with it
  17. He would be better being honest and ask you for an uplift in his price Loke everywhere else
  18. If that’s the case board the walls before the the ceiling It will give you more tolerance
  19. Plus 2 We build block and block land scored similar It’s a myth that solids can’t be airtight I deal with airtightness everyday Mainly commercial But some of our housing sites are taking it far more seriously The testing system for the big companies is open to abuse with so many air test companies chasing the same business
  20. Boarding horizontal is fine as long as there is a row of nogs across the middle If you start from the bottom It would leave you a nasty it as floors and ceilings are rarely level Better to cut them 15 mil short and lift with a toe lift
  21. Solar panels will pay for themselves If you live to be a hundred 😂
  22. I’m guessing sand and cement use two spades of lime instead of a plastersizer
  23. If you’ve had to go to planning I assume it’s attached to to house and you will need building control Who will want to see the depth of the concrete and what’s under them By the time you have buggered about with test holes You could have dug the old strip out in a couple of hours Check with building control He will probably make the decision for you
  24. It makes no difference having tapered edges I can’t remember the last time I used square edged boards More than ten years ago You don’t see them on sites
