The construction industry is facing a perfect storm of materials & skills shortage coupled to the effects of these two on costs and timescales. This will bite us all in the bum if not already then soon.

Yep- check who has the way leave. If it is not you and there is one in place you may have much bigger problems in the sense you may be building on someone else's land or, more likely, the wayleave was not transferred with the property. Either way you have options to get the pole moved.

If you have cleared the old building you have sort of already started but you need to watch out fir CIL if it applies in your area get ducks in a row and then trigger start by letter or by setting a trigger automatically EG apply for a demolition order the council will use that to trigger the start, or that is how it happened for us.

Moving gas and electric meters - where to put them

We did the same and included the comms and water also so everything bar the sewage comes to the utilities center and gets distributed from there. In our case to the garden room and the house we can isolate either / all and it meant, in our case, the run distance from the base of the pole, Electricity and Broadband, was < 1m the gas was 1.5 meters to the main and water similarly. Electric move was £850 and gas £450, we dug all the trenches. -
Ok 'people' will be along shortly. Best way to heat will be something @SteamyTea will have some ideas on. Flooring is a general issue, so loads on here - just use search to find interesting threads. Weird water pressure issues with no doubt engage @Nickfromwales among many others. All of them will want some background information so it might be worth creating a post, perhaps for each, as and when needed.

Help with steps to get utilities in

Build a small services station at the electric meter point, run electric, utilities, broadband etc there and dig a single trench with four conduits in Electric, Water, Comms, Spare to the house from there. You cannot do that with the foul drainage although there is nothing to stop you sharing the foul trench with the conduits, it just needs to observe all the spacings. We did this its been a godsend as everything is in one place, we can isolate the house on all the services and everything is readable at the box. I have still to solve the smart meter transmission to the house as they all seem to rely on proprietary wireless and that is way out of range, there must be an answer to this but I have not run across one yet. (I can read it it via the APP but only after it has been to our supplier.) -
It feels like a bodge to lay on the bars without any other support, you could use cable tray on the bars to help, that would support them and might be quicker to install than drilling all that concrete, you can, obvs, also put cables on it. I have used this snake-tray stuff in the past, aluminum, very light and will easily span 1200mm even in the small sizes. https://etechcomponents.com/products/snake-tray-653-series-aluminium-cable-tray/

Our build is a bit similar to @Gone West, we used 300mm I joist but we formed the corners on site and our structural engineer, excellent service, was Steven Evans (http://www.evans-structures.co.uk/).

Sealing below shower tray.

Have to fit the waste to our daughters shower tray. The waste instructions, and its construction, want the rubber seal below the tray but the tray is not smooth. It is some sort of synthetic material and full of bubbles. Any thoughts on what I can use to fill the holes and then grind flat or is there a simpler solution? Once this goes in there will be no access except from above the tray so it needs to be right first time.

Yep - Easi-Fill every time, great stuff use it for all sorts - including repair of ornate plaster cornicing, sands perfectly. Don't let it go too far out of date, it goes hard VERY fast when it gets old, and I always use the 60 minute stuff anyway - the 20 minute stuff is a bit quick for me, I cannot throw it on fast enough, but you can re-coat in 30 minutes.

It seems not to matter, I cleared out a shed here at millstone manor a few weeks back and and found I had £230 worth of scrap metal which took down to the guy in town, you will know the one opposite TESCO.

That's a millionth or do you mean % in which case 100 millionth of the capacity, which feels like a better share given there are 60 million of us on this island (and its ancillary territories). -
People like US - you, me and most of the other forum members - spending the kids inheritance so they can inherit bricks and mortar, although in our case mostly timber and fiber cement!

Given that ASHP install can be done DIY with some electrical work that may bring in the professionals in a few days it is much the most cost effective way forward. GSHP needs professional help in a range of places so as you have shown the costs are around a third for ASHP. If that were all though the choice would be easy. If you are in close proximity to neighbors then ASHP might be a noise problem - there are other rules. https://www.planningportal.co.uk/info/200130/common_projects/27/heat_pumps/2 We had gas connected to our build and run through the slab, but we will now disconnect it as we are going ASHP for heating and probably Sunamp for DHW.

Although in Motor Drive applications like ASHPs the Inverter is preceded by a rectifier to create the DC from your mains supply and the pair of these two devices is often referred to as an AC drive, and sometimes - possibly most times, as an inverter, which rather misses the vital role of the rectifier!

They can wait and then backdate any rating to whenever they they started to contact you and before if they are feeling like it and think they have good grounds.

JFDI here, you have the environment on your side. You can get David Attenborough, Greta Thunberg and Joe Biden on your defence team if it ever comes to court. ( I would have added Boris to your team as well but he is very expensive and frankly not very reliable.)
